Few of us think that SOFR at 4.75% vs 5.25% is a panacea in and of itself; however, the confidence that comes from an accommodative Fed is palpable, especially when they finally put their money where their mouth is. We, like so many others, think this is the beginning of a move toward "normal." Eastdil Secured was pleased to advise on the recent closing of two joint ventures in the medical outpatient space. The closing of these transactions reinforces the strong market fundamentals and resilience of the medical office sector. Highlights of the recent MOB transactions include: -A recently formed strategic joint venture relationship between Healthcare Realty and KKR has completed an additional closing of assets, bringing the value of the JV to approximately $500 million. -Under the initial closing of Project Split Rock on behalf of Healthcare Realty, Healthcare Realty will contribute eight of its existing properties to seed the Joint Venture.
