The Municipal Art Society of New York (MAS) lifts up the voices of the people in the debates that shape New York’s built environment and leads the way toward a more livable city from sidewalk to skyline. MAS envisions a future in which all New Yorkers share in the richness of city life—where growth is balanced, character endures, and a resilient future is secured. Since 1893, our advocacy efforts have led to the creation of the New York City Planning Commission, Public Design Commission, Landmarks Preservation Commission, and the Tribute in Light; the preservation of Grand Central Terminal, the lights of Times Square, and the Garment District; the conservation of more than 50 works of public art; and the founding of such civic organizations as the Public Art Fund, the New York Landmarks Conservancy, P.S. 1, the Historic Districts Council, the Park Avenue Armory Conservancy, and the Waterfront Alliance.

  • Join us on Monday, September 30 for a night of celebration and conversation to honor the 2024 Brendan Gill Prize awardees: curator Thomas Lax and artist Linda Goode Bryant for their exhibition, Just Above Midtown: Changing Spaces. The 2023 Museum of Modern Art exhibition brought greater attention and recognition to Linda Good Bryant’s art gallery and self-described laboratory, Just Above Midtown (JAM), a space that fostered the creativity and careers of African American artists and artists of color in the 70s and 80s. The exhibition presented artists and artworks previously shown at JAM in a wide range of mediums, and archival material and artist interventions contextualized the experimental ethos that defined the gallery. The celebration of this year’s honorees will take place at The Museum of Modern Art. As part of the festivities, Thomas Lax, Linda Goode Bryant, and members of the Brendan Gill Prize Jury will participate in an engaging conversation about the exhibition.   • Join us this weekend for an MAS tour! New York City’s oldest walking tour program, since 1956   Saturday 9/7 “Millionaires’ (Half-) Mile”: This concentrated look at the East 60s with architectural historian Matt Postal examines some of Manhattan’s most opulent residences, including the homes of Vanderbilts, Astors, Rockefellers, and Warhol. Highlights include Beaux Arts-style mansions and townhouses designed by Warren & Wetmore and Heins & Lafarge, as well as luxury apartment houses and private clubs.   Sunday 9/8 "Riverside Drive, Part 2": Serpentining up the western coast of Manhattan, Riverside Drive has more than just sweeping views of the Hudson River and the Palisades. We will visit numerous centers for religious education, former mansions for New York’s most powerful residents, private homes that became consulates, and a memorial to a former First Lady. MAS seeks a full-time two-year Community Partnerships Fellow to help advance our Enduring Culture initiative.    The ideal candidate will have experience working with diverse community groups across New York City and have a general understanding of policy issues surrounding the preservation of historic places, community culture, and neighborhood character.   • Recently, MAS provided comments on the City’s wide-sweeping City of Yes for Housing Opportunity zoning text amendment to the City Planning Commission. MAS supports the proposal’s overall goal of creating opportunities for new housing through incremental citywide zoning changes promoting transit-oriented development, residential growth in commercial corridors, the construction of accessory dwelling units in low-density residential districts, office-to-residential conversions throughout the city, and the removal of parking mandates for new development. However, MAS acknowledges that zoning itself is not the panacea for the city’s housing crisis and urged the City to incorporate more property owner incentives and practical comprehensive planning approaches into the proposal to ensure the production of more affordable housing. Join guide Alexandra Maruri as we explore the history of this vibrant Bronx neighborhood.   Sunday 8/25 “Art & Language – Jenny Holzer in Context”: [Virtual tour] Since the 1970s Holzer has chosen language as her main medium of art, working with a variety of supports including paper and bronze, stone and LED etc. to get her messages across, addressing issues of power, military conflict, feminism and more, preferably in the public realm. The Guggenheim Museum is presenting her work in an immersive installation this summer and we will explore this exhibition, as well as the artist’s public works in NYC, and other contemporary artists who explore language and words as their medium.   • Yesterday, Mayor Eric Adams issued executive order 43 requiring city agencies to review their city-owned and controlled land for potential housing development sites. Earlier this year, MAS updated our Public Assets Map, originally published as a series alongside our 2016 Public Assets: City-Owned and Leased Assets report. The dataset lists all properties that are owned or leased by the City of New York and reveals that the properties owned by the City of New York occupy over 44,000 acres of land, comparable to the size of Brooklyn. Currently, a quarter of those sites are at least partially not in use by the overseeing agencies. Mapping this data allows planners, elected officials, and the public to consider ways to address certain land use challenges and identify opportunities for community services, including new open space.
