  • We need to make home a sanctuary, especially as density increases and more townhomes hit the drawing board. Here's why Anja Seng loves this recent DesignLens feature, Regency at Meadowbrook: - A downstairs living room that can be upgraded into a den (first slide) and drop zone (second slide). Doors can also be optioned in for greater privacy. The upgrade creates two functional spaces: one dedicated workspace and a more formal owner's entry that let's people transition from outdoor to indoor. Other plans in the collection even let you option in a ground floor bedroom. - A flex room off the great room (third slide). It just makes perfect sense for Kimberly Timmons Interiors to merchandise it as a playroom where kids can hangout in their own space, just an earshot away from parents. - Carved out by the kitchen pantry and flex room, this dining area (fourth slide) maintains an open great room while still having more of a presence than a dining table off the kitchen or family room.     Here are the top 50 selling master plans in the country last year. Our consulting team does a lot of work with many of these companies to help them build the most cost-effective amenities, entice the builders to design the right homes, and offer just enough competitive overlap that the homebuilders sell a lot of homes without cannibalizing each other. I am proud to add that we were instrumental in convincing a lot of these developers to add Build to Rent communities to their mix over the last few years. Many hated the idea at first. That has resulted in faster land sales for the developer as well as faster home sales because many of those renters are turning into homebuyers now. Many of them have been featured in our DesignLens analysis of the best designed communities in the country.     My holiday whiteboard series continues🎄✨ In October, I took a DesignLens featured project, and put a haunted twist on it. 🎃 This month, I'm taking another favorite elevation, from Fusion at Lyric, and gingerbread-ifying it! I love this moody Modern Farmhouse, and wanted to reimagine it with gumdrops, powder sugar snow, and candy canes leading up to that glass front door. Excited to see the new development coming to Shea Homes's Lyric at Ridgegate master plan.   • It’s package season again (though let’s be honest, for some of us that’s a year-round event)… Last month, we revived our 2020 privacy survey questions to get a fresh perspective. Here’s what today’s consumer is saying about the front door: 📦 Tuck it back. Nearly a third of respondents (29%) prefer a front entry that’s tucked away for added safety and to reduce package theft. 👪 Consider a barrier. Families, in particular, value a physical barrier—like a gate or courtyard—between the sidewalk and the front entry. While methodologies differ from 2020, it does seem that privacy at the front door is more important now than it was then. As homes evolve to meet today’s needs, don’t forget the consumer’s voice. A safer, more private entry might be their top priority—and yours, too. #nhti #jbrec

  • When Scott Wild said he visited a community that had a 100% take-rate on RV garages, and we saw how they looked, we knew we had to feature it on DesignLens. Here's one thing Anja Seng loves about EACH modeled plan of Vistas at Mockingbird Canyon (Riverside, CA) 1. Plan 1 (Slides 1 & 2): If you're going to include a formal dining area, make it the kind of space people would want to entertain in. An optional wine cellar supports the dining room with wine fridges, built-in cabinetry, and a countertop to serve drinks. On the left, a butler's pantry connects the kitchen and dining area, providing a transition space and extra useful storage. 2. Plan 2 (Slide 3): The design team created a seamless transition between indoor and out. The same exact tile flooring in the interior is carried to the covered outdoor room. And even the metal beams over the outdoor kitchen subtly mirror the beams in the great room. Open up the sliding glass door and it's one big living area. 3. Plan 3 (Slides 4 & 5): Big 1-acre lots make room for extra features like an optional RV garage. It's not surprising that this upgrade is popular, with RVs and boats being common in the market. And even if it's not used for toys, it's a great workshop space. Not to mention, detaching it and tucking it back from the home maintains this home's curb appeal.
