About us

We are Studio T-Square -- a team of architects, designers, and planners passionate about community building. Understanding that each of our projects is part of a larger whole, we believe in working together to create strong connections that build and reinforce community. We provide full-service architecture, urban design, and planning from offices in Oakland and Long Beach, California. Our team is led by an accomplished group of veteran architects: Chek F. Tang AIA, NCARB; Chris Lee, AIA, LEED AP; Seema Mhaskar, AIA, LEED AP; Henry Tong, AIA; John Waldron, AIA; and William Williams, AIA. Their collective vision and expertise has positioned Studio T-Square as an international leader in the design and planning of multifamily, mixed-use, senior-living, student, affordable, commercial, hospitality, and transit-oriented communities. As responsible stewards of our environment, we are dedicated to the principles of smart growth, transit-oriented development, and sustainable design as they address global challenges. Our team takes a thoughtful approach to all types of projects — balancing the man-made and the natural ecology in our planning work; complementing the existing physical, historical, and cultural context of our urban design projects; and following architecture's essential humanism in our design efforts.     On October 17th, we will proudly celebrate the grand opening of Sugar Pine Village, South Lake Tahoe Phase 1, in South Lake Tahoe / El Dorado County. This thoughtfully designed residential community, offering 248 units across East and West Village, reflects the timeless "Tahoe Rustic" architectural style and serves the local Tahoe workforce.   At the heart of this family-oriented development is a village center featuring a bike-centric entrance, community , and public service buildings, trails, and play areas that promote connection and sustainability. This project is more than housing—it’s about fostering a sense of community with features like Sugar Pine Meadow, rain gardens for stormwater management, and multi-use trails that connect childcare centers, community gardens, and recreational spaces. Sugar Pine Village, South Lake Tahoe’s success is a testament to the symphony of partners who came together to make this vision a reality. We are grateful to St. Joseph Community Land Trust, Related California, and Meea Kang's leadership for their key roles, alongside invaluable contributions from the City of South Lake Tahoe, the Tahoe Regional Planning Agency, and other dedicated partners. Incredibly, entitlement was completed in 90 days, a remarkable achievement.   Following the successful blueprint of King’s Beach (2013), Sugar Pine Village marks the second of its kind and sets the stage for future affordable housing projects across the Tahoe region. These juxtaposed developments create new opportunities to expand access to housing throughout the area.     In 2013, we were honored to contribute to the planning and construction of Kings Beach Housing. This milestone project broke the mold and established affordable housing in the Lake Tahoe Basin. As the first project of its scale, it successfully addressed the critical needs of local residents. From preserving Tahoe's natural beauty to creating spaces that foster community, we worked alongside key partners to navigate complex regulations and make this vision a reality. This collaboration of dedicated teams made it possible—and now, we're eagerly looking forward to the grand opening of a second community later this year! A special thanks to Meea Kang, former president of Domus Development - LLC and now Senior Vice President of Related California. Her leadership, advocacy, and vision were crucial in uniting the City of South Lake Tahoe, Tahoe Regional Planning Agency, Domus Development - LLC, and STUDIO T-SQ. Together, we continue building family-focused communities that empower the local workforce and enhance quality of life.

    We always enjoy sponsoring and volunteering at the Annual MidPen Day of Service! This year, Studio T team members Howai, Andy, Yolanda, Shilpi, Muhi, and Joseph had the opportunity to help build fences at the local YMCA, serve at a soup kitchen, and create fresh planting at the park. We're proud to support MidPen Housing Corporation's impactful work, contribute to a meaningful cause, and be part of such an inspiring day of giving back to the community.   Check out some highlights from the day!     On July 13, we celebrated the grand opening of the El Portal Supportive Housing project in San Pablo. This milestone, achieved through strong public-private partnerships with Contra Costa Health, Overaa Construction, and the City of San Pablo, marks a new beginning for its residents. Special thanks to Contra Costa County Supervisor John Gioia for his leadership. We look forward to the positive changes this will bring to the community.

Hall Square Wall Raising! ✨🎉 Sharing the excitement today as we raise the wall for our newest development in Sunnyvale! 🏗️ Named in honor of one of MidPen's founders, Ira D. Hall, this development will offer 176 affordable apartments, including 45 reserved for individuals experiencing homelessness. From 1(9)76 to 176, we've come full circle, continuing Ira D. Hall's legacy of dedication and impact.     Heritage Point, a 100% affordable family housing development in Richmond, CA, was completed in 2021. It features 42 units across four stories, with 1 to 3-bedroom options and amenities like a community room, on-site laundry facilities, multi-purpose space, and a communal garden. Thanks to Community Housing Development Corporation and Overaa Construction for their tireless work and for the crucial support that the team received from HUD and Contra Costa County.

    We are excited to share this remarkable architectural transformation!   The El Portal building, initially built in 1971 as office space, now serves as a beacon of hope, providing 54 micro-supportive housing units for the homeless community in San Pablo, California. Thanks to our partners Contra Costa County, Overaa Construction, the City of San Pablo, and the Contra Costa County Department of Health, Housing, and Homeless Services for making this vision a reality. Project highlights include:     ·  54 micro-units with on-site support services     ·  A new courtyard providing natural light and ventilation     ·  Essential community features, including a garden and community room We're proud of this model for adaptive reuse, which underscores our commitment to building communities with dignity and sustainability. Funded by HUD and state Home Key funding, this initiative is a testament to what can be achieved through innovative design and visionary collaboration.   Our heartfelt thanks go to all our partners for their unwavering support and dedication.
