Rethinking Steel: Sustainability at the Forefront in London's Holbein Gardens ♻️️ This project is pushing boundaries in sustainable construction: Holbein Gardens by Heyne Tillett Steel! The office development in London's Sloane Square is a shining example of how we can transform outdated buildings into awesome workspaces with a focus on circularity. Here's what makes Holbein Gardens so interesting: ▶ Pioneering Steel Reuse: A whopping 35% of the structural steel used in the project came from reclaimed sources! "Joint research by Knight Frank and BRE shows that of the 4,500+ offices leased in central London between 2020 and 2023, the proportion of those within BREEAM ‘Excellent’ and ‘Outstanding’ rated buildings has risen from 28% to 42%. And yet, with average office occupancy levels across London and the UK still sitting at around 35% - according to Remit Consulting’s latest ReTurn Report – the net sustainability of these certified-green spaces remains debatable." https://lnkd.in/eW8VtjUH

In Helsinki, Uusimaa, Finland, a newly completed LEED Platinum office building, designed with flexible working schedules in mind was recently completed. Opting to use the existing 1950’s buildings on site, instead of demolition and construction of new ones, lowered their overall carbon footprint, but other decisions throughout the process enhanced it. Inside the project, a refurbished atrium is adorned with new gardens and biophilic greens walls to enhance the buildings connection to the outdoors. The materials itself throughout the interior of the project are primarily recycled materials, as well as refurbished and locally sourced. Here are just some of the sustainable features incorporated into Eden’s design: 🍃 Use of reclaimed materials, such as the raised access floor sourced from a site being demolished in Scotland 🍃 Use of recycled materials, such as recycled glass worktops in the on-site café 🍃 A 60:40 solid to glazing ratio 🍃 Implementation of the best available technology for airtightness, heating, and cooling 🍃 The 36,000 sq ft living wall is kept green via rainwater harvested from the roof By incorporating innovative construction methods in the design, and high-performance technology for when the building is in operation, the life cycle cost of Eden is expected to be up to 60% less than a typical Grade A office.
