Martel School Apartments Get an A+! On Monday, the Lewiston Planning Board approved phase 2 of the Martel School Apartments project on Lisbon Street. This Lewiston Housing project is in collaboration with the LEWISTON-AUBURN AREA HOUSING DEVELOPMENT CORPORATION (LAADHC) and, when complete, will provide low-income seniors a total of 88 affordable one-bedroom apartments within walking distance to public transportation, medical facilities, banks, and shopping including pharmacies and grocery stores. Acorn is pleased to be working on the civil engineering, permitting and landscape architecture which will include parking, shared patios, outdoor areas suited for active and passive recreation as well as native shrub and perennial garden areas and wildflower meadows. And, top marks for the project team for completing phase 2 approval in less than 3 months! Our Mary Ward Legal Centre project was featured in 'First Look' in the Architects’ Journal last week. A disused 1970s four-storey office building in Stratford - previously known as Queensway House - has been transformed with a vertical extension of two extra storeys and a full refurbishment to cater for the expanding needs of Mary Ward Centre, a century old adult education charity. Mary Ward obtained a loan from the 'Skills for Londoners Capital Fund' to renovate Queensway House. Environmental considerations were crucial, requiring the reuse of the existing frame for funding approval. The two additional storeys are constructed using steel framing and concrete slab on metal deck. New steelwork strengthens the existing slab and columns, left exposed to highlight the interface between the new and existing structural modifications. An exposed structure suited the budget and low carbon design goals. We implemented a rigorous process of investigation, calculation, and verification to ensure we designed an efficient building and avoided the use of unnecessary materials. Working with the existing structure we aimed to minimise interventions, collaborating closely with the design team to utilise the buildings capacity where possible. This involved numerous design iterations and close collaboration. The frame was fully modelled in Revit, our technicians used the EOC ECO2 plug-in to calculate the volume of new material and the Structural Carbon Tool for CO2 amounts for individual elements. The refurbishment option demonstrated a 40% reduction in embodied carbon when compared to constructing a new building, excluding demolition of the frame, with the refurbishment and extension meeting LETI's targets. Mary Ward Centre provides services to 5,500 students every year. The opening of this building marked a significant milestone for Mary Ward and we're delighted to have been involved. Project Spotlight: Waterfront Pedestrian Bridge Project Manager: Tammy Chiesa Project Foreman: Tim Carns Shannon Construction is currently working in Homestead, PA on the Waterfront Pedestrian Bridge. Standing next to the Homestead Grays Bridge, the Pedestrian Bridge serves as a link between the shopping area to the Great Allegheny Passage trail for pedestrians and cyclists. To prevent the Pedestrian Bridge from going into further disrepair, preventative steps need to be taken now. The structure needs to be repaired, especially the cracks and spalls in the concrete sidewalks on grade. There are cracked bricks in the bridge piers and abutments that need to be repaired. Paradigm-shifting clients are a very rare thing, and Hastings Commons is one of those: taking derelict and difficult buildings into community custody, for the common good. They have developed a new model for delivering social infrastructure for a community from the ground up. In an era where social infrastructure funding has been slashed, this is a remarkable achievement. I could not be more excited that IF_DO is extending our work with them to help transform Eagle House. At both Eagle House and the nearby Observer Building we are creating new co-designed spaces dedicated to local young people. With Youth Services funding seeing a real terms decline of 70% (almost £1 billion) from 2010-2020*, the creation of two new youth spaces as part of a community-led regeneration is something that should not only be celebrated, but also seen as a model for communities elsewhere. Now to get them built!
