We're delighted to share the completion of the design for AVA at Palm Jumeirah, Dorchester Collection Dubai by OMNIYAT, which we had the honor of leading the structural design of the project with U+A as Lead Design Consultant. Located in Palm Jumeriah, Dubai, the project is a high end luxurious residential high-rise building having a height of 125m. Key Structural challenges involved: 📌 𝐅𝐫𝐚𝐦𝐢𝐧𝐠: Combination of CFT, RCC, composite columns, steel frame with large cantilever spans up to 7m was utilized to provide flexibility in design and to provide unobstructed views. 📌 𝐈𝐧 𝐚𝐝𝐝𝐢𝐭𝐢𝐨𝐧 𝐭𝐨 𝐭𝐡𝐞 𝐋𝐑𝐅𝐒 (𝐒𝐡𝐞𝐚𝐫 𝐰𝐚𝐥𝐥𝐬), Gravity Forces Resisting System (GFRS) primarily comprised of columns supplemented by a network of floor beams. The columns are envisaged to be Composite filled tube sections as they: ➤ Offer good stiffness towards the cantilever portion. ➤ Offer higher strength/moment capacity towards the stepping column solution. ➤ Work well with the connection of the steel beam framing / stepping column junction detail. 📌 𝐄𝐜𝐜𝐞𝐧𝐭𝐫𝐢𝐜 𝐂𝐨𝐫𝐞: Due to the position of the core, an inherent eccentricity between the centre of mass and centre of rigidity occurs and this was mitigated in the structural framing solutions. 📌 𝐅𝐥𝐨𝐨𝐫 𝐩𝐥𝐚𝐭𝐞: None of the floor plates are typical and cantilevers are extending up to to seven metres and made serviceability limits states very critical. 📌 𝐃𝐢𝐟𝐟𝐞𝐫𝐞𝐧𝐭 𝐟𝐫𝐚𝐦𝐢𝐧𝐠 𝐟𝐨𝐫 𝐭𝐡𝐞 𝐩𝐞𝐧𝐭𝐡𝐨𝐮𝐬𝐞 𝐥𝐞𝐯𝐞𝐥𝐬: Owing to the different column arrangement at the penthouse levels, Transfer arrangement at the was envisaged using outrigger walls that supplement as lateral stability elements. Collaborating closely with the client, architects, and other stakeholders, we've transformed vision into reality, ensuring that every beam, column, and connection serves its purpose with precision and elegance. This guy is making the tallest hotel in the world…😤 While the rest of the world is walking towards real estate development, #dubai is running 🏃♂️!!! The Ciel Tower, set to be the world’s tallest hotel at around 1,200 feet (365 meters), is scheduled for completion by the end of 2024. Designed by Yahya Jan president and design director of NORR Group this architectural marvel will feature over 1,000 rooms and suites across 82 floors, a rooftop swimming pool, and a glass observation deck offering 360-degree views of Dubai’s skyline and the iconic Palm Jumeirah. Yahya Jan’s journey is as inspiring as his designs. Originally from Karachi, Pakistan, he moved to the US at 18 on a scholarship, studying structural engineering at Princeton and earning a Master’s in architecture. After working in the US, he accepted a job in Dubai in 1996, and his work has since shaped the city’s skyline, including the Emirates Towers and the Atlantis Hotel. The Ciel Tower project is a true convergence of architecture and engineering, overcoming significant constraints such as a compact 2,500 square meter plot and achieving energy efficiency by using 25% less power for air conditioning than typical buildings. Jan’s dedication to this project reflects his passion for merging science with art, creating not just buildings, but landmarks. For project developers, investors, and architects, the Ciel Tower should represents the future of urban development.
