As we usher in 2024, I had to reflect on an eventful 2023. A 10 year journey in conceiving an idea, finding the right partner and building a company - ended happily with an exit from the business & stepping down as CEO. 8M has been a large part of my life over the last decade. It has been a tremendous journey, only possible with like minded partners and great people. A big thanks to partners who supported a niche idea over 10 years ago and several individuals helping with a large part of that growth. With 8M, we developed an amazing portfolio of shophouses… over 30 investments & 70 shophouses! A decade ago, Singapore’s shophouse market was in its infancy as an asset class. Today it is a core, mainstream investment market allowing participation from small to institutional investors. While there are headwinds in the space today, these are short term & I expect the shophouse market will continue to be an important feature of the investment space in Singapore. Many people asked me why exit now. I have many reasons but I think it’s most important to know the company can continue after I am gone. And it can with the people… Building a company has its challenges but most rewarding has been building a team and developing a curated culture, which is hopefully etched into the future. Personally I’m proud of some milestones achieved & lessons i have learnt over the past 10 years from a real estate context: - an ability to institutionalise a non-institutional asset class - focus driven strategy and expertise allows for in-depth knowledge which leads to sound investment decisions - importance of tenant curation & to recognise tenants should be treated as partners - repurpose/readaptive use and not just redevelop is challenging but is possible (and increasingly important in a sustainable world) - how real estate is going to be used is ultimately about lifestyle trends; and having a deep understanding is important in investment deicision making - value-add real estate is not just about the hardware but the software is almost more important What’s next in 2024? Taking on these lessons & developing a new venture that focuses on lifestyle driven real estate investments, taking on operational aspects within each investment through partnerships with best in class operators.
