The Permitted Development house! This is when PD works in your favour over a planning application. There are some clever unseen tricks in this development, the secrets of PD, that enabled us to get the most out of an otherwise delapidated old bungalow that was locked in a watertight 20% planning policy. Want to read more about the basics of PD? https://lnkd.in/e47rh9dD
Great News! Would you believe that this beautiful house remodel did not need Planning Permission? This little bungalow in Botley fell under the Small Homes in the Countryside Policy for Winchester Council, which meant that it could only be extended by 20% of its original footprint. Given its tiny size, this would have not given our client much additional space at all…HOWEVER this little house had remained untouched for MANY years, it was actually not habitable when our client purchased it, and it still had its Permitted Development rights. Well, this meant that they could extended up to half of the width of the main house to the side, 3m to the rear of the house, a porch can be added, AND a wrap-around dormer to create a master suite in the roof…COOL OR WHAT?! Stay tuned on this one for updates, work is progressing so well on site, it won’t be long until they’re moved in and enjoying all their new SPACE! #ArchitectsLife #ArchitectureLovers #DesignInspiration #ModernArchitecture #ArchitecturalDesign

Reviving Historic Homes: Balancing Charm with Modern Comfort Ann Arbor, Michigan, is renowned for its vibrant culture, esteemed university, and picturesque neighborhoods. But perhaps one of the most compelling aspects of the city is its abundance of historic homes, each a testament to architectural beauty and a window into the city’s rich past. From stately Victorian mansions to quaint early 20th-century bungalows, these homes are treasures that offer character and charm that can’t be replicated in newer construction. However, restoring and reviving these historic homes often comes with the challenge of balancing their original charm with the demands of modern living. #HydeParkHistories – #3: A Hidden Gem Often described as one of #London’s hidden gems, the Hyde Park Estate enjoys a reputation as a place of urban tranquillity away from the city’s major throughfares. Some of its historic routes, greens and open spaces include: 🌳 Sussex Gardens: This tree-lined avenue forms one of the boundaries of the Hyde Park Estate. With its mixture of Georgian terraces and 1960s complexes, it showcases the Estate’s two most distinctive architectural styles. In the early 2010s, railings lost to the war effort for their rationed metal were reinstated after nearly 70 years, alongside new landscaping for its garden areas. 🐎 The mews: Though some of the Estate’s mews were lost to 1960s redevelopment, two can still be found behind Sussex Gardens. Radnor and Bathurst Mews feature cobbled streets and retain many of their original carriage houses. Home to the Hyde Park Stables, Bathurst Mews is one of London’s last remaining mews with horses. The Stables provide horseback tours through Hyde Park along routes believed to be over 300 years old. 🐝 The garden squares: Carefully managed by dedicated garden square committees, all eight of the Hyde Park Estate's original 19th century squares remain today. The Church Commissioners for England continue to introduce new green spaces to the Estate, like the recently installed Reflection Garden adjacent to 25 Porchester Place. These are accompanied by #biodiversity projects including bird boxes, bee hotels and log stacks. The picture below was taken at the corner of two of the Estate’s lost mews, Titchborne and Burwood Mews, circa the late 1940s. #LondonRealEstate #HydeParkEstate #LondonHistory

Could the tallest building in the US be located in… Oklahoma City?! 😮 The Oklahoma City Council has just lifted previous height restrictions, paving the way for the development of a 1,907-foot tower. If constructed, the Legends Tower – the brainchild of developer Matteson Capital and architecture studio AO – would be the tallest building in the US. And it’s safe to say that it’d definitely stand out, as it would be more than double the height of the state’s current tallest building. The planned structure includes 86 levels of luxury residences, 12 levels of penthouses, a 16-level Hyatt hotel, and interestingly, no office space. Is it a good idea to build such a huge skyscraper in a tornado-prone area with a population of only around 700,000 people? We’re not convinced yet, but we’ll be keeping an eye on the plans – especially to see if there are any commitments to making the space healthy and sustainable 👀 #Building #Construction #ESG

As the landscape of Brisbane’s outdoor spaces continues to evolve, one crucial element stands out as a game-changer for homeowners and landscapers: retaining walls. These structural marvels provide essential support to sloping terrain and offer a unique opportunity to create visually stunning outdoor areas that blend seamlessly into the surrounding landscape. From defining distinct zones to adding texture and depth, a well-designed Retaining Blocks Brisbane can elevate any outdoor space from ordinary to extraordinary. But with so many variables to consider – from block selection to drainage and installation techniques – the process of building a retaining wall can be overwhelming, especially for those new to landscaping. https://lnkd.in/dmgUG-MS

🎙 Let's talk about mid-rise apartments (3-6 storeys). They can be a good way to increase housing in established areas, if they are designed to respond to the existing scale and character of their context. 🏘 This excellent example does just that. The Union on Terry St Rozelle, on Terry St Rozelle by Turner, SJB and Aspect, is a masterplanned site where 6 storey buildings transition to 4 storeys at the interface with surrounding development. The fourth storey is further set within the roof form so it presents as a 3 storey building, which helps the development match the scale of Terry St and sit comfortably within its context. At the same time, the detailed apartment design creates opportunities for residents to overlook the street, creating a sense of safety and encouraging interactions with neighbours. Consolidated driveway access increases space for tree planting and landscaping which, over time, will create shade for passers-by and provide screening and privacy for residents. 🌳 🎤 What do you think? Do you know any other well designed mid-rise apartments? #StudioGL #UrbanDesign #ResidentialDesign #SydneyHousing #SydneyApartments #MidRiseApartments
