After almost 5 years of analysis and 12 months of detailed due diligence, we are very happy to announce that we have settled 41 George Street, Brisbane alongside our joint venture partner Dexus. We are humbled to be partnering with such a significant force in the Australia property sector and thank Ross Du Vernet, Brenton McEwan, Stuart Carr, Jason Howes, James Curtin and many others for their commitment to the project and support of Marquette. 41 George Street, Brisbane was originally constructed in 1979 and was home to the QLD Government for over 43 years. In 2024, the Government vacated the property which has allowed for the former office asset to be re-imagined as a student housing conversion opportunity for over 1,200 occupants. The tower currently comprises approximately ~30,000sqm of NLA over 26 floors, has ~1,100 sqm floor plates, and features 120 car parks, all of which will be meticulously converted into accommodation and associated retail uses. Marquette have been involved in three of the four current Brisbane CBD PBSA assets and we are excited to now be undertaking a fourth project alongside Dexus. We have partnered with our preferred building partner Hutchinson Builders to deliver this exciting new project, and thank them and all of our consultants for their efforts in relation to this opportunity. 41 George Street is a premium location for PBSA development and is a perfect opportunity to sustainably optimise an existing structure for a new use. We are excited to announce the start of Stage 5 of our Master Plan – the development of the Sports and Wellness Precinct. Construction will begin in the coming week. Hutchinson Builders has been awarded the contract for this significant project. Hutchies are thrilled to have been selected to deliver Sacred Heart College Geelong's new Sports & Wellness Precinct, and our local Geelong team looks forward to delivering this outstanding facility for the College in partnership with SEMZ project management and PMDL McGlashan Everist Architects – Dan Casey, Team Leader. This new facility will significantly enhance the Sacred Heart College Geelong O'Dwyer Centre and introduce a state-of-the-art, two-storey Wellness Space dedicated to promoting holistic health. Our vision for the Sports and Wellness Precinct is to provide a comprehensive approach to wellness, addressing cognitive, emotional, physical, psychological and social needs. This will empower our students to improve their wellbeing and support the wellbeing of others. The Sports and Wellness Precinct is scheduled for completion by the end of 2025 and will be ready to welcome students at the start of the 2026 school year. We look forward to this new facility's positive impact on our College community.

Still a crown in Brisbane’s skyline. Skytower stands tall at 270m, home to 1,141 apartments over 90 floors. It required 47,000 cubic metres of concrete to build and holds the equivalent population of a small inner city suburb. It boasts several firsts – Brisbane’s tallest building, highest occupied floor in Queensland, highest pool in Australia and the largest floor area of any building in Australia. Hutchies began work on the site in 2013 when it was an eight-story hole in the ground, filled with flood water drained from CBD basements to assist in the 2011 Queensland floods. The original rock anchors, left over from the initial basement dig, had expired and were held in place by the water. Before constructing what is now Skytower’s 800-space underground carpark, we had to slowly drain the water using a barge to replace each rock anchor level by level. Constructing the 90-storey tower above was no small feat. It was delivered over four separable portions to enable immediate occupation of the lower sections while we continued to build above. For the final section, we worked closely with CASA to design our own patented hydraulic crane lifting system. The crane was cantilevered off the side of the building at level 66, raised into place during the day and lowered at night to comply with strict Brisbane Airport height limits over the CBD. Completed in 2019, the building won a range of awards, including Project of the Year from Master Builders Queensland, in the same year Hutchies celebrated 100 years as members of MBA. Fourteen years ago we delivered one of Canberra's first modular student accommodation projects. We’re looking back on lessons learned to understand the opportunities for ‘non-traditional’ methodologies to meet Australia’s ambitious construction targets to tackle the housing crisis. In 2010, the ANU’s Laurus Wing was an efficient and economical answer to the student housing shortage. Made from a series of stacked shipping containers, the modular, prefabricated solution saved six months of construction time while reducing waste and mess. For our practice and our client, Hutchinson Builders, the Laurus Wing was also a fertile testing ground. Together, we gained valuable insights into the benefits of standardisation, which allowed us to control both quality and consistency on the project. Our design team opted for external building materials that reflect the unique construction methodology of the project. The cladding is largely prefabricated and materials are both durable and low maintenance. While technology has certainly progressed in the last 14 years, this project has endured. Another day, another lift. Our recent chopper action at ISPT’s Barracks at Metroplex. The insane size of our Lot 1 Warehouse required a unique approach to install six fan units over the span of the building. Hutchies’ team explored traditional craneage, which would have required multiple setups, relocations and quite a few counterweights to support the 800kg lifts over 75m distances. We found that a carefully coordinated helicopter would achieve this in a safer, faster and more cost effective way.
