Downtown businesses in Shreveport faced challenges when I-20 was constructed, impacting Crosstown residents and retail sales. Crosstown residents had limited shopping access, only allowed on Saturdays to shop indoors. With residents cleared away for highway construction, retail sales on Saturdays ceased, leading to the development of shopping centers elsewhere. The removal of I-20 dirt and the highway itself hindered downtown accessibility, affecting local shopping. “Paper Son is part of an initiative to help San Francisco return to the days before it became a devastating example of what could go wrong with U.S. cities during the pandemic. The company was chosen to participate in Vacant to Vibrant, a program initiated last year by the city’s mayor, London Breed, to fill empty space downtown, which largely makes up several blocks straddling Market Street in the Financial District and South of Market neighborhoods. Downtown San Francisco has the highest concentration of vacant storefronts in the city. “Retail rents have historically been very high in the Financial District,” said Santino DeRose, a principal at Maven Commercial, a real estate brokerage with offices in San Francisco and Chicago. “But now these businesses have the ability to get their feet wet and determine whether their concepts are viable in those locations.” Under the program, city and business leaders provide free rent for up to six months, as well as other funding for business expenses and incentives like technical and business permit assistance, to entrepreneurs who want to set up shop in empty spaces, many of which are on the ground floor of office buildings. The hope is that these pop-up operations will pay rent and sign longer leases after the free-rent period is over, and that their presence will regenerate foot traffic in the area. Some 850 entrepreneurs initially applied for a slot, and 17 businesses were chosen to occupy nine storefront spaces last fall. Out of those businesses, seven extended their leases and now pay rent. Major Development in Chicago's West Loop Our Founder and CEO, Drew Breneman, was quoted in a recent article discussing the $7 billion United Center redevelopment plan, known as the 1901 Project. This significant development aims to transform the surrounding area into a mixed-use district, including a 6,000-seat music hall, hotel, retail buildings, public open space, and thousands of apartments. Drew Breneman emphasized the project's potential impact: "It’s going to be a real shot in the arm for the whole area." The West Loop and nearby Fulton Market have already seen considerable growth, and this plan is set to further enhance the area's economic vitality. This redevelopment aligns with trends in professional sports venues, creating year-round revenue opportunities and encouraging greater engagement with the district. We anticipate it will drive further development, increase hotel demand, and attract high-end retailers to the area, contributing to the overall economic growth and continued appeal of the neighborhood. The New York City Council has passed a revised version of Mayor Adams’ “City of Yes for Economic Opportunity” plan, aiming to remove outdated zoning restrictions on businesses. This initiative, designed to simplify business operations and growth, represents the second of three zoning overhauls led by the Department of City Planning. However, the final version excludes a controversial proposal to increase the number of corner stores in residential neighborhoods due to community concerns, particularly from the outer boroughs. Despite this significant change, the bulk of the zoning package remains intact. Key measures include expanding light manufacturing opportunities, allowing limited indoor agriculture, and updating regulations for manufacturing and auto repair shops. Additionally, the Council added several commitments to support these changes, such as a $4.7 million investment to hire 60 new Department of Buildings staff and enhancing the Office of Nightlife to aid with compliance. There is also an agreement to begin regulating last-mile warehouses. The revised plan passed with votes of 5-2 in the Zoning and Franchises subcommittee and 8-2 in the Land Use Committee. Councilmember Kamillah Hanks from Staten Island, who voted against the plan initially, acknowledged the improvements but noted her district's opposition to the proposal. The “City of Yes for Economic Opportunity” is part of a larger three-pronged initiative by the Adams administration. The first, focused on carbon neutrality, was enacted in December without issues. The third and most contentious component, “Zoning for Housing Opportunity,” aims to address the city's housing crisis by allowing more housing construction across neighborhoods and is currently under community board review. Given the recent adjustments, further negotiations and modifications are anticipated for the housing proposal before it reaches a final vote. #Who's to blame for the fact that Billingham's West Precinct is empty & under used? Don't remember Billingham Urban District Council & while I do buy the theory that Stockton-on-Tees Borough Council wanted Billingham for it's money (from ICI, sadly no longer a large employer within Billingham). However, Stockton-on-Tees Borough Council can't take all the blame for the decline. West Precinct starts with Boyes Department Store (once 3 floors, now squashed into 2 - much to shoppers annoyance), then it was - gas showroom, furniture store, pub, opposite side - furniture store continued, butchers, electric showroom, shoe shop, bakery, book shop. How many people would think to visit gas/electric shops to pay bills (also it's no longer as simple as British Gas or North East Electrical Board (NEEB))? Paying bills was a large part of of their service. Most homes have central heating these days, so not many people buying fires. However, purchasing ovens & washing machines now means trailing to Teesside Park or shopping on-line. One part of the furniture store became a learning academy when Stockton & Billingham Technical College (Tech) relocated out of town to opposite Durham (Queen's Campus) uni - a profit loss for Billingham. Tech relocation forced book shop owner into early retirement. Upstairs - Boyes Department Store, then 3 shops were knocked into one to create a large café (one of the shops had originally been a café, I'm not sure what the other 2 stores were), estate agents (which then became an exotic pet shop), the pub. Opposite side - electrical chain store (which also sold records & where a large part of my record collection came from - this relocated to Queensway, prior to closure), chemist, pet shop (owner was also the landlord of the pub), furniture store (continued), general dealers (which also undertook vacuum repairs), bookies (who relocated next to the supermarket at main entrance to the town centre), laundry (which was forced to centralise 3 stores into one shop at old Billy, due to rent hike of town centre store) & restaurant. Savers, frozen food shop & funeral parlour are Queensway & not West Precinct. That block started with Co-op, which was a 2 storey building (supermarket downstairs & electrical goods upstairs). Where would you find a Co-op now? Very few Co-op stores remain - Billingham had 2, there was another one in old Billy (building still stands, but it's a bit of an eye sore - which is sad, as it must have been beautiful), they were two large hypermarkets (one in Norton & one near North Tees hospital), Hartlepool had a fabulous Co-op department store (clothes, shoes, groceries, electrical goods, furniture) - which now also an eye sore. Only Co-op, I now is a supermarket in the Ragworth area of Stockton. It was Co-op's decision to streamline, so again - this can't be blamed on Stockton-on-Tees Borough Council. Come the election whoever gets appointed as Stockton North MP, won't know the area.

The city approved the purchase of two trolleys that are expected to eventually find a home on main street! The city plans on naming the trolley systems the “Intraurban” - a nod to the railway of the same name that ran through downtown until the 1940s! Of course, these trolleys aren’t the best technology that the TI and GlobiTech engineers who are moving to the area would be able to bring, but it’s the combination of small-town charm with big-time business that’s bringing so many people to the area!
