This opinion piece from Ilana Preuss highlights one of my favorite components of #CityOfYes for Economic Opportunity: allowing small, clean production businesses to locate in storefronts and offices so that New Yorkers can make things and sell them in the same space. This zoning proposal would update antiquated restrictions preventing businesses like coffee roasters, microbreweries, 3-D printers, jewelry makers, apparel designers, woodworkers, and many other kinds of makers from locating in much of New York City. The Satellite Affordable Housing Association (SAHA) is now accepting letters of interest to lease retail space at Ancora Place, one of their affordable housing development in the Oakland San Antonio neighborhood - 2227 International Blvd. Oakland, CA. BIPOC-led and BIPOC-owned organizations are encouraged to apply. Details: Letter of Intent should include the following: 1) Organizational Information – please briefly describe your organization’s mission, organizational structure, history, and governance; provide a designated point of contact. 2) Proposed Use - in narrative form (1-2 paragraphs), describe your ideas for utilizing the retail space. Did you know? The City of Toronto is recommending a by-law change that would allow small-scale retail, services, and office uses on residential lots. This means businesses can soon operate in garages and laneways! TLP supports this amendment and believes it will contribute to a more connected and prosperous city, but we think the proposed amendments are too restrictive. Here are some of our suggestions: * Increase the kinds of businesses allowed (e.g., vehicle repair shops) * Increase the percentage of space allowed to be used  * Allow onsite food preparation * Permit retail stores in any lot, not just on corner lots * Increase the number of employees allowed (currently only 2, plus the business owner) Take the Stage 2 Consultations Survey and share your thoughts on the proposed Zoning By-law Amendment. Yesterday, the City Council approved the second of the three "Yesses" to support local businesses and ensure that local retail streets and commercial centers remain active parts of their neighborhoods. Here are the four key goals of this proposal: 𝐆𝐨𝐚𝐥 𝟏: 𝐌𝐚𝐤𝐞 𝐢𝐭 𝐄𝐚𝐬𝐢𝐞𝐫 𝐟𝐨𝐫 𝐁𝐮𝐬𝐢𝐧𝐞𝐬𝐬𝐞𝐬 𝐭𝐨 𝐅𝐢𝐧𝐝 𝐒𝐩𝐚𝐜𝐞 𝐚𝐧𝐝 𝐆𝐫𝐨𝐰 Business owners will have more certainty about where they can locate and what they can do in their spaces. Key changes include: ▪️Simplifying rules for business types allowed on commercial streets ▪️ Enabling commercial activity on the upper floors ▪️ Simplifying business classification in zoning 𝐆𝐨𝐚𝐥 𝟐: 𝐁𝐨𝐨𝐬𝐭 𝐆𝐫𝐨𝐰𝐢𝐧𝐠 𝐈𝐧𝐝𝐮𝐬𝐭𝐫𝐢𝐞𝐬 Reducing obstacles for emerging business types and updating rules for home-based businesses to enable entrepreneurship. “Paper Son is part of an initiative to help San Francisco return to the days before it became a devastating example of what could go wrong with U.S. cities during the pandemic. The company was chosen to participate in Vacant to Vibrant, a program initiated last year by the city’s mayor, London Breed, to fill empty space downtown, which largely makes up several blocks straddling Market Street in the Financial District and South of Market neighborhoods. Downtown San Francisco has the highest concentration of vacant storefronts in the city. “Retail rents have historically been very high in the Financial District,” said Santino DeRose, a principal at Maven Commercial, a real estate brokerage with offices in San Francisco and Chicago. “But now these businesses have the ability to get their feet wet and determine whether their concepts are viable in those locations.” Under the program, city and business leaders provide free rent for up to six months, as well as other funding for business expenses and incentives like technical and business permit assistance, to entrepreneurs who want to set up shop in empty spaces, many of which are on the ground floor of office buildings. The hope is that these pop-up operations will pay rent and sign longer leases after the free-rent period is over, and that their presence will regenerate foot traffic in the area. Some 850 entrepreneurs initially applied for a slot, and 17 businesses were chosen to occupy nine storefront spaces last fall. Out of those businesses, seven extended their leases and now pay rent. Eleven businesses were selected in May for the program’s second cohort, which started operating their storefronts this summer.” https://lnkd.in/eHaHs7fn
