Exploring New Heights with CLT: The 22-Story Building When we talk about constructing a 22-story building with Cross-Laminated Timber (CLT), the common reaction is, “That can’t be possible.” Our response? “It can.” As long as it adheres to the building code, the potential of CLT is immense. The rise of CLT in high-rise construction is evident with several notable examples around the world. The Mjøstårnet in Norway, reaching 85.4 meters, was the tallest timber building in the world at its completion. In North America, projects like the 19-story Ascent in Milwaukee and the 18-story Brock Commons Tallwood House in Vancouver highlight the growing acceptance and potential of mass timber in high-rise construction. A new era of sustainable, mass timber building is unfolding as Milwaukee embraces its role as a leader in eco-conscious development. 👇 THE BIG PICTURE: The Neutral Project is planning a 32-story mass timber tower to redefine the skyline with an intersection of innovation and sustainability for a collective connection with the environment. BY THE NUMBERS | FACTS AND STATS: The Madison-based developer submitted a proposal with the Board of Zoning Appeals (BOZA) - City of Milwaukee so it can go through Plan Commission and Common Council review. A November 9 Finance & Commerce article shared some quick facts about the project: 📍 The Edison will be built along the Milwaukee RiverWalk at 1005 N. Edison Street near the Deer District. 🌎 With plans showing a height of 375 feet, the 385,109 SF structure is set to become the world's tallest hybrid mass timber building. 🌲 The use of mass timber construction for this premier multifamily property follows the Neutral Project's mission to construct sustainable communities with carbon-neutral buildings. 🏗️ Construction is expected to begin between April and June 2024, with an estimated completion date of two and a half years after breaking ground. 👷♂️ The Neutral Project is working with C.D. Smith and Hartshorne Plunkard Architecture. The developer is also working with C.D. Two weeks today marks the start of Futurebuild 2024, the built environment's pre-eminent event for collaboration and innovation in the UK, and Built by Nature is again playing the role of partner and participant. We're very pleased that our UK Networks Lead Joe Giddings will be serving as chair and moderator for two sessions as part of the "Materials" stream in Futurebuild's Knowledge programme: Tuesday 5 March from 3:15 PM - 4:00 PM: The topic is "Biobased Construction from UK Landscapes". Joe will be joined by Hannah Millett, Central Saint Martins, University of The Arts London and David Harris from Fielden Clegg Bradley Studios to explore the transition to biobased materials... what is the opportunity to reimagine the relationship with our local landscapes, and what resources are available in the UK and how can we utilise them in buildings? Then, on Thursday 7 March from 10:30 AM - 11:15 AM, Joe is joined by Kelly Harrison, Whitby Wood and Lauren Shevills, Westminster City Council to do a deep dive into "Optoppen! Vertical Extension and Retrofit with Timber". Optoppen (i.e. topping up), increases useable space in a building through lightweight timber roof extension, and with Europe’s cities facing housing crises, Optoppen saves existing embodied carbon while enlarging a building’s space. The methodology has a dual benefit: lightweight additional floors (plus low-carbon in manufacture); as well as using a material that stores biogenic carbon with the potential to establish carbon stores on top of our cities. Record mass timber high-rise proposed The City of Milwaukee, Wisconsin, US, is already home to the world’s tallest mass-timber-constructed building – Ascent MKE – but just a few downtown blocks away a proposal to develop a taller mass-timber high-rise is under consideration. The proposed building site – for a structure called The Edison – is just one-mile from the current 25-storey world-record holder. If approved in its current form, The Edison will be a 32-storey building and the new tallest mass-timber structure on the planet. It’s being developed by US-based The Neutral Project, a real-state development company that aims to build carbon-neutral structures. The company is currently seeking US$40 million in initial funding for what will be a 383-unit luxury apartment complex. The building’s first seven storeys will be constructed with steel and concrete and the remainder with mass timber. US-based C.D. Smith Construction has been tied to the project as well as Chicago’s Hartshorne Plunkard Architecture. C.D. Smith also built Ascent MKE. Finland-based Stora Enso is slated to manufacture the cross-laminated timber for the new build. The developer plans to break ground in September 2024 once financing is secured.
