Things are beginning to take shape in the Borough of Flemington as the #UnionHotel restoration and redevelopment continues to hum along. 🏗🛎 Maraziti Falcon represented the Borough in the negotiation of a revised redevelopment agreement to revive the #redevelopment of downtown #Flemington which had stalled due to litigation. In 2017, the #BoroughofFlemington entered into a Redevelopment Agreement to redevelop the historic downtown, including a 100-room hotel, 222 multifamily residential units, commercial and educational space, 770 parking spaces, along with a Financial Agreement / PILOT and Redevelopment Area Bonds. The original project was immediately held up by several pieces of litigation challenging the designation of the properties, execution of the Agreement and scope of the project. The delay threatened the historic #FlemingtonHotel which had suffered significant deterioration and neglect. The Firm was retained by Flemington to address the challenges to the project and restructure the financial impact to the Borough. The Firm successfully negotiated a revised Redevelopment Agreement which lowered the maximum height of the project from eight to four stories, brought more certainty to the funding of critical infrastructure improvements and allowed the Police Department to remain in their current location, saving the Borough millions of dollars. Construction on this project is now underway, including the #historicpreservation and #adaptivereuse of the hotel. 📷 Flemington Focus #FlemingtonNJ #njhousing #redevelopmentlaw #redevelopmentplanning #njredevelopment #njdevelopment #realestatelaw #constructionlaw #njlawfirm #njlawyers

We had a good discussion on housing supply and how to increase it
Nick G., Senior Vice President of EllisDon Community Builders, spoke at the at the 2024 Affordable Housing, Supply Chain Expo & Skilled Trades Summit Canada at the University of Toronto, Scarborough (UTSC)! This event brought together attendees to explore affordable housing options, discuss supply chain needs, and modular off-site construction. Joined by 50 other guest speakers to address innovative solution to the housing challenges, he elaborated on solving Canada's housing crisis and that it requires more than just a singular design or construction solution. He referenced thoughts on it requiring considering different delivery models to achieve the scale of building our supply gap demands. We're thrilled to have had Nicholas represent EllisDon, and we look forward to continuing the dialogue on affordable housing and sustainable building practices. I'm really looking forward to the Procurement for Housing meet the buyer events this month. We are very proud to be a part of the Building Better DPS for Category 2 MMC homes which easily enables #housingassociations to appointment MMC providers. Getting out and about and helping contractors, developers and providers realise that there is a way to easily build homes to Future Homes Standard brings me joy! 😍 Our existing Social/Affordable Housing Provider customers are using Etopia as they want to ensure that the homes they build are energy efficient homes that will not require futureproofing or suffer from condensation, damp or mould. The Etopia system is a panelised SIP System that delivers the superstructure of a home with air-tightness and U-Values that exceed the current Part L requirements. The flexibility of the system enables construction to your existing designs, or we can easily work with you to maximise the unique properties of the panels. The width of our panels (The panel is 185mm and a completed wall is 262.5mm) is significantly less than traditional or timber frame solutions to meet the revised Part L of Building Regulations. Please get in touch if you would like to arrange a conversation after the event to learn more about the system and how easy it is to move to MMC. #ifnotnowwhen #housingcrisis #futurehomes #energyefficiency #housebuilding #affordablehousing #socialhousing #housebuilders

Hard as it is to believe, I entered the workforce exactly 20 years ago today. Being at the Planning Magazine Awards last night gave me a good opportunity to reflect. This profession looks totally different to how it did in 2004. Financial crashes, austerity, localism, multiple PMs, Grenfell, promises of planning reform after planning reform; it’s a lot of water under the bridge. Through all of that came the return of public housebuilding. For the first time in a generation, councils began building homes again. When we wake up 5th July, an alarm bell looks set to ring. 1.5 million new homes have been promised by the likely new government and eyes will once again be fixed firmly on councils and RPs; expected to deliver more with less. Housebuilding is difficult. Public housebuilding even more so. This award is not only acknowledgment of the importance of small sites but of the need to be smarter in the way we develop them. Importantly, it’s due recognition of the efforts of our ambitious and visionary clients at London Borough of Camden, Clodagh McCallig, israel hurtado cola, who continue to work tirelessly to build the homes London needs. It’s also comendation of the superb team at Inner Circle Consulting and in particular Spencer Wicks who has taken an idea, deciphered my nonsense, and turned it into something of immense quality. Small sites matter now more than ever. We need to make sure that the right sites come forward for the right purpose. Let’s keep building but let’s be clever about how we do it and let’s keep innovating. #planning #housing #smallsites #lovelocalgov #development
