I enjoyed being back in a precinct I used to represent in the Federal Parliament for the announcement of a $200 million redevelopment of the Salisbury City Centre. This is a standout project to be delivered by a partnership between the City of Salisbury and Buildtec / Catcorp consortium. From 2026, the development is scheduled to deliver more than 200 diverse housing options in close proximity to shops, hospitality, employment options and public transport, including the Salisbury Train Station.

Half terms mean fitting things in when and where you can, so in between an annual appraisal and strategic planning meeting, I grabbed the chance to walk around Swansea, albeit briefly, with a couple of our kids. Also, purely by chance it was an opportunity to see first hand the amazing developments that continue to take place right in the heart of Swansea. So here I am (waiting as the kids pop into one of their favourite shops nearby), stood in Castle Gardens looking at the Old BHS hub which itself is starting to undergo significant regeneration to become a new public library and Office premises. Behind me Castle Gardens, awaiting greening and landscaping this year. Over my left shoulder is Princess House and the old Mamma Mia - going to appear like a sparkling jewel from underneath its cloak of construction. Further down Oxford St more private investment in key buildings bringing vacant upper floors into use and refurbishing commercial spaces to offers that are relevant to todays retailers. The Regeneration focus in Swansea is, as I see it, unparalleled in a City of our size. The key enablers that are in place are actively driving regenerative development activity across the City making it one of the best places to live, work and enjoy in the UK. I don’t think anyone would claim our growing, transforming, City to be perfect. But then what City ever proclaims to be? There is however, an increasing amount here to make of Swansea, and for anyone that lives and works in its boundaries that’s what really matters.

The 71/72 Kingsway development is being part-funded by the £1.3bn Swansea Bay City Deal - Bargen Ddinesig Bae Abertawe, and, when up and running, will be worth £32.6m a year to Swansea's economy. As we seek to #decarbonise the public sector estate and maximise the utilisation of existing and emerging assets it is reassuring to know that there are now flexible procurement vehicles like Clear Futures that enable agile management of projects, helping to make the case for greater levels of government grant support and also the leveraging in of private sector investment 👍
Andy Burnham, Mayor of Greater Manchester Combined Authority, recently visited Wellsprings along with the Leader of Bolton Council Cllr Nick Peel and the Cllr Akhtar Zaman. This project is part of the procurement partnership with Clear Futures, delivered by Robertson Group North West who completed £4.4m transformation of Bolton Central Library. Mr Burnham said that the Town of Culture programme and projects like Bolton library refurbishment were key to the borough’s regeneration. Clear Futures supported Bolton Council to secure over £23m of Levelling Up funding from central government as part of the Council’s Town Centre Regeneration Strategy. In line with wider regeneration programme, The Wellsprings building is due to reopen in summer 2024 and will provide modern workspace and training facilities for digital and creative start-ups. We are delighted to hear that Regal's redevelopment of 100 Chalk Farm Road has been unanimously approved by London Borough of Camden. Volterra authored the Economic Regeneration and Employment and Skills Statement, and Full Health Impact Assessment on this project. There is a pressing need for purpose-built student accommodation (PBSA) throughout London, in particular within Camden. Some key aspects of our reports we'd love to share: Community benefits: This report outlined the importance of student expenditure in supporting local businesses, particularly relevant given the prominent location of Chalk Farm Road in Camden. It highlighted specific local venues that are likely to experience substantial benefits resulting from the new students living at 100 Chalk Farm Road. Students also bring significant community benefits, beyond their local spending. Evidence suggests that 6% of students in PBSA typically volunteer for local charities or foodbanks. This suggests that up to 20 students at the 100 Chalk Farm Road development may take part in local volunteering opportunities. Local partnerships: 100 Chalk Farm Road is located next to the Roundhouse music venue. Regal partnered with the Roundhouse Trust to enhance opportunities for young creatives in the local community. Through a number of different initiatives, Regal will support young creatives at the Roundhouse, including through integration with the Roundhouse employability programmes, mentoring, and working with the talent at the Roundhouse to develop vibrant new content. This reflects the benefits that come with building local partnerships.
We are excited to announce that our plans for the redevelopment of 100 Chalk Farm Road have been unanimously approved by Camden Council. The most recent addition to Regal Students, the development, designed by DSDHA, will comprise 264 student bedrooms, 30 affordable homes, nearly 11,000 sq ft ground floor commercial space, and new public realm enhancements, located adjacent to the Grade II-listed Roundhouse, a renowned live performance venue. In keeping with our wider sustainability strategy, the project will target BREEAM Outstanding and aims to be one of the first UK PBSA projects to be accredited WELL Platinum. How do you bring together seemingly divergent opinions on the role of parking in the way we travel to and use our town centres? Managing town centre parking is like being a school teacher or Premier League footballer. Everybody has an opinion on what you do and many think they could do a better job! Great to be virtually back in Ashford and Tenterden this week on behalf of Ashford Borough Council and inviting comment on parking provision from 40+ key stakeholders. The four separate stakeholder engagement sessions are part of the People, Places & Parking Process that we operate with our associates Park Consult. As Alison Oates who is responsible for parking in the towns understands, it’s essential to involve key stakeholders in the process so that they contribute to and buy-in to the outcomes. By sharing factual information about the combination of the quality, cost and quantity of parking from a town centre users’ perspective, we can have focussed discussions with stakeholders. Yesterday we engaged with council officers responsible for climate change policy, strategic planning, economic development, asset management, active travel, finances, tourism and town centre management. What became apparent is that parking provision is a practical issue that intersects with many issues and it was great to get the breadth of local insights. Our challenge is to help bring these together on the tarmac and in supportive policies. Tomorrow we are engaging with local councillors who are at the forefront of responding to critiques from the backseat drivers of parking policy and so it will be key to develop responses alongside them. Later in the week we will seek business and community perspectives from both towns. This is part of an iterative process where we’ll keep involving stakeholders as the parking review progresses. Will everybody be entirely satisfied by the outcomes of our parking review and refrain from comments on how the parking team run the service? Unlikely! Will the perspectives of key stakeholders have informed the process in a way that gives them even greater confidence that their needs are being met by how Ali and her team run parking across the Borough? Progress continues on next phase at major Cardiff site🏡 Work is well underway on pulling foundations for Phase 3 West at our Capel Llanilltern development in #Cardiff, which will bring 98 high-quality new homes to the local area. Additionally, we are making significant progress on the spine road connection, setting the stage for the commencement of the Park & Ride facility. Our multi-phase project is not just about building homes; it’s about creating a vibrant community. Over the course of the development, we will deliver over 1,000 homes, alongside essential community facilities such as a primary school, retail outlets, offices, sports fields, and the Park & Ride facility. Morgan Sindall Construction has completed work on a development that will increase independent supported living provision across Leeds. The Sycamores, which features 62 one- and two-bed self-contained apartments, is the construction company’s second Extra Care scheme for Lovell Later Living, Leeds City Council, and integrated housing and care provider Home Group. The £13.4m scheme — designed by P+HS Architects — will maximise the independence of people requiring on-going care and support, such as those with health conditions and older people. Morgan Sindall undertook a comprehensive social value programme to ensure the community benefited from project, which included employing 33 apprentices and a local labour spend of 75%. Also, £2.67 was reinvested in the Leeds economy for every £1 spent on the project (figures calibrated using the LM3 methodology), while there were also over 60 hours of educational engagement. Morgan Sindall deployed its Intelligent Solutions approach on the project to reduce waste and save cost. Those close to BQS know that in 2024, BQS is once again set for further substantial growth. We have commenced this week on a major project in Southampton. Collaborating with Balfour Beatty plc Living Places and Southampton City Council, our team is actively working to enhance the public experience around the Southampton City Ring Road near Watts Park. This project will span the next five months, during which our teams will work tirelessly behind the scenes to bring forth this transformative initiative. The undertaking involves the regeneration of existing footways, enhancements to crossing points for increased safety, and the establishment of a new communal pocket park within the Devonshire Road junction. We want to extend our gratitude to BBLP in Southampton for entrusting us with one of the largest projects to be undertaken on Southampton Highways this year. This opportunity is a true testament to the strong relationship we are building together.
