#ECRG Round 1 #Successstory Affordable, Transit-Oriented Senior Housing in Oakland: The East Bay Asian Local Development Corporation (EBALDC) is a non-profit affordable housing developer that has three ECRG grants for three separate affordable housing projects in San Francisco East Bay communities. This includes a $145,439 Site-Specific Investigation Grant for the Lake Merritt BART Senior Affordable Housing Project in Oakland’s Chinatown. This project is the first phase of a larger Transit Oriented Development (TOD) project at the Lake Merritt Bart will bring 519 housing units, 44% of which will be affordable, as well as 517,000 sq ft of commercial space for shops and offices. This first phase will be EBALDC’s development of 97 affordable senior housing units, support services, and a new park. Before EBALDC can break ground, the site, which is currently surface level parking for the station, needs to be assessed to ensure there is no contamination that may impact that final plan. EBALDC applied for and received a Round 1 Site-Specific Investigation grant for soil and soil vapor sampling, groundwater sampling and management plan, work plan development, site investigation reports, and project oversites. “The ECRG grant supported environmental remediation due diligence/pre-construction activities at one of EBALDC's most important and visible development sites - the Lake Merritt BART TOD.” said James Perez, Senior Project Manager of EBALDC, “Without these funds, a small community-based non-profit organization like EBALDC would struggle to move these vital projects towards construction.” Watch James Perez present on this project at CALRC 2023’s “Home Within Range” panel: https://loom.ly/I8R0jAw The project was recently awarded 4% tax credits and bonds, and has received over $50 million in competitive financing from local, regional, and state funding sources. The project is finalizing financing commitments and going through permitting processes through BART and the City of Oakland. The Lake Merritt BART Senior Affordable Housing is slated to start construction in Summer 2024.

With an impressive 27% increase in home completions from the previous year, we delivered 462 homes across various tenures in 2023-24. Here's Premier Doug Ford's update on Hamilton's housing target revolves around Ontario's broader initiative to build at least 1.5 million new homes to keep housing costs down and help rebuild the province's economy. Yesterday’s NLA #LREF conference was an event full of optimism. The event at the Guildhall in the City of London discussed the future of the built environment under the new Government. Mark Allan, chief executive of Landsec, pointed to the potential of brownfield regeneration and the need for higher-density housing to unlock opportunities in the sector. Affordable housing was a major focus, with Fiona Fletcher Smith, chief executive of L&Q, highlighting the pressing need for it in London, where the average salary required to rent a home is now £76,000. Industry leaders called for more government intervention, as the private sector alone cannot sustain affordable housing development amidst high costs and supply chain challenges. Discussions about the planning system were also front of mind, with the NPPF consultation now closed. There was an emphasis on the need for planning reform. Millie Dodd, founder of Just Build Homes, advocated for a simplified process to involve younger generations and underrepresented groups, who are most likely to support new homes but least involved in planning. It was fantastic to work with Sean Worth, Jade Azim, and Paul Chamberlain on this important if worrying report that was also featured in The Times last week. While Labour has committed to building and to targets, it is clear that these targets will need to be stretching and come alongside a wider long-term housing strategy to deliver the homes that are needed. #UKhousing #planningreform

I really don’t understand at this point if it is pride on the City Councils part that they can’t admit they were wrong, or if they are really that disillusioned by the benefits of this code. A 12,500 extra cost for a constituent to buy a home in order to save 400 annually in energy payments? Simple math that is a 31 year payback, if you factor interest and PMI on a mortgage it never pays back. When you can buy the exact same house in a neighboring community with no earnings tax and 10k to 20k cheaper, pretty much a no brainer. I guarantee if this would have been put on the ballot it would have lost 100 times over. People don’t want extra costs, especially costs that make absolutely no sense. I like leaders who are willing to accept they are wrong and admit it just as much as parading their victories on social media, etc. **Just a disclaimer here, some are going to say only 12,500? HBA is saying 20k to 30k. The 30k is a prescriptive path and the 20k is a typical size, typical built KC home. The 12,500 I am quoting above is a 1600 square foot slab ranch already built previously with energy heel trusses and zip wall sheathing. That is not a typical construction method in KC.**
