Its Fantastic to be able to finally share the vision for Nolans Public House, a project that's close to our hearts and buzzing with potential - the transformation of a key corner site in Nine Elms into a beacon of community and environmental sustainability. Led by Stefan Shaw Studio, the project reimagines what the site at Nolan's Public House could be (and should remain) for the community. Contrary to the trend of replacing public spaces, we're taking a stand to preserve Nolan's Public House at the heart of our design. It's more than a pub; it's a community treasure, a place of connection and cherished memories. Along with our client – the Nolan Group we're committed to keeping it that way. Proposals submitted this February with a team including Quod ICINI PROJECTS LIMITED Knapp Hicks & Partners, Ltd CHP Surveyors Ltd and Tetra Tech amongst others, is a bold step forward. We're transforming the existing public house into a welcoming, vibrant mixed-use hub that's all about sustainability, community, and innovation. A place where contemporary design meets environmental consciousness, featuring: ·        A ground-floor pub that retains its traditional charm while embracing the future – (Dart boards and pool tables included!) ·        Sustainable construction techniques, including prefabricated lightweight steel framing, to minimize waste and disruption. ·        Communal roof gardens that offer a green oasis in the urban landscape. ·        Ample bicycle parking, catering to our eco-conscious community and those commuting from the new Nine Elms Station. Super excited our proposal for a carefully crafted stone built mixed-use development at the entrance to Northampton, brought forward by the team at @iceni, has passed the validation stage and is set for committee in April. This development has been designed to enhance the southern gateway to Northampton with a finely crafted building of fifty-four high-quality apartments and ground floor commercial space. These are distributed across a future-proofed structure with dual cores and twin stairs, ranging from six to eight storeys, and featuring a mix of one, two, and three-bedroom units. Importantly, 35% of these homes are planned to be affordable, highlighting a commitment to inclusive community development. Located at the town's entrance, the development has been designed to offer panoramic views of Northampton from its rooftop gardens, blending modern design with a nod to tradition. The design incorporates two interlocking blocks with a curved stone facade, a gesture towards the town’s historical stone-built buildings. Being close to a scheduled Ancient monument, the project was developed in close collaboration with heritage officers, aiming to set a precedent for future developments in the town centre. Our design approach respected Northampton's architectural heritage and anticipates its future needs. The facade, with its textured and smooth stone layers, is intended to complement both the local streetscape and nearby structures, including the Grade 1 listed St. Peter's Church. Sustainability has been a key aspect of the project, with features like rooftop gardens, renewable energy use, and carbon reduction strategies to create a healthier environment for residents. As we move forward, our focus is on positively impacting Northampton by providing contemporary living spaces, supporting job opportunities, and contributing to a welcoming new commercial area. Architecture & Design (Australia) takes a closer look at Invercargill Central, an ambitious city centre block redevelopment on the South Island of New Zealand. Buchan project lead, Daren Alderson shares how the design team met the challenge to sensitively integrate the large-footprint development into the city’s existing context and retain a sense of place. "We examined how the city is experienced at every scale, with attention to character, service provision, walkability and wayfinding. The design team analysed all the site’s existing buildings, looking at massing, floor heights, boundaries and heritage protection. This informed the scale and rhythm of the new builds, which sit respectfully alongside retained heritage facades to merge old and new seamlessly within the existing city fabric. Planning Announcement: Our head office has successfully secured planning consent for a significant green belt replacement dwelling in Surrey, UK. We are delighted for our clients and eagerly anticipate taking this project from initial sketch to handing over the keys, with the additional provision of comprehensive project management and technical design services. Set in an area of 'special character', meticulous attention has been paid to ensure that the project responds fittingly to the local context, with a commitment to sustainable construction and operation, including support for biodiversity. By working with the existing levels on the site, we have designed one side of the house to sit lower, thereby minimising visual and material impact on the openness of the Green Belt. The design concept features a traditional façade with symmetrical main elevations, honouring classical design traditions. The subservient part of the building comprises a garage and ground-floor accommodation, while additional living space is cleverly incorporated into the roof area. This space features small dormer windows and a side-elevation garage door, maintaining the classical integrity of the front elevation. To seamlessly blend internal and external spaces, large glazing systems were proposed for the rear of the primary informal family areas. The design further includes new entrance gates and piers, a driveway with a turning circle at the front of the residence, and access to the garaging and surface parking spaces. The layout has been carefully planned to preserve existing trees and landscape features, and to enhance them where necessary, thus perfecting the setting for our client’s dream home. Good media coverage here on the resurgence of timber in urban architecture, highlighting the environmental, wellbeing and aesthetic benefits of mass timber construction and featuring the leadership of Built by Nature Frontrunners: The Black & White Building, designed by Waugh Thistleton Architects -- London's tallest mass timber office in Shoreditch, and the Paradise SE11 project, Bywater Properties’ six-storey, 63,400 sq ft timber office, currently under construction in Vauxhall... two examples of how the material is being successfully and visibly deployed in the UK capital. There's insightful commentary from Bywater co-founder and COO Theodore Michell in addressing insurability: "In our experience, the process has been complicated and technical, but not insurmountable. It has been more intensive and expensive than we would normally expect for a conventional building. But, in our judgment, not markedly. And certainly not to the point that the project is not is not viable." We’re excited to announce that 8001 Woodmont Avenue has been recognized by Maryland Chapter ASLA with an Honor Award in the Residential Design – Multi-Family category! 8001 Woodmont, a mixed-use high-density residential development, is situated between two prominent commercial corridors in the heart of Bethesda, MD. As part of an existing “super block” lacking adequate pedestrian connections, the team’s design approach proposed to “break the block” by inserting a new human-scaled plaza through the building, improving connectivity between the adjacent Corridors, and providing much-needed open space for the public. The ground level is organized around a block-long public plaza, which extends through a 35’ tall portal in the building. Pyramidal landforms, interwoven with pathways, imbue the plaza with an unmistakable character while providing opportunities for recreation. A tessellated public art element adorns the portal’s ceiling. Running along one side, a large stormwater planter treats rainwater from the roof of the building. This planter contains an enriched biofiltration soil that supports diverse plantings, making 8001 Woodmont one of the first designed in the county to use this technology. Throughout the building, a series of distinctive terraces provide opportunities for residents to engage with the outdoors: a south-facing Pool Terrace, a lushly-planted Garden Terrace space with facilities for gathering, and the Entertainment Terrace with vistas across the city. Kebony and native plantings add visual warmth while contributing to a sustainably-focused material palette. When it comes to #housing and #urbanism, the realm of the possible is significantly increased in countries that do not have poor planning regulations. Let me explain. This is the Eden District in Rotterdam, by Arons en Gelauff Architecten with architectuur MAKEN for the developer Blauwhoed - a stunning, block-sized development along the Maas river. The project incorporates a massive variability in unit size and type - flats, maisonettes, townhouses. Apartments from studios to 3 bedrooms. Family sized units, - ones that even cross ventilate. Bedrooms with windows (!). Each unit has private outdoor space - either a terrace, (massive) balcony, or loggia. There is significant variation in height, from 3 story townhouses all the way up to 9-story point access blocks (single stair buildings) - variability that is incredibly difficult to get under our 'international' building code - and most zoning codes wouldn't allow anyway. Instead of a long, banal corridor with dozens of tiny homes on either side - this is broken down into compact buildings, with only a few units off every stairway on every level. Community, instead of anonymity. The buildings are only 14m (45') or so deep - this is about half of the depth of typical #multifamily #development at this scale in Seattle - the courtyard is more than double the area that you would find here, allowing units to also be much further apart - increasing privacy, and access to daylight. The larger courtyard could also allow more space for #bluegreen infrastructure and #urbanheatisland mitigation - things that aren't really possible the way we develop. A complete #masterclass in the way we could be developing cities with better regulations. With homes that are #livable, with a high #qualityoflife . You couldn't build this project anywhere in the U.S. or Canada. I wonder if there's a correlation to our massive #housingshortage, and the #lonelinessepidemic as well... #JCTCONTRACTS JCT Case Study - Sustainable Workspaces, County Hall, London Sustainable Workspaces is the redevelopment of a part of County Hall – a Grade II* listed building and the location of the former Greater London Council (GLC) – which was left unused since the abolishment of the GLC in the 1980s. The project was completed using a JCT Design and Build Contract. During the design phase, the architect, Material Works, used carbon calculation software to assess the impact of the design against what would be a typical ‘benchmark’ office fit-out. What they discovered was that reducing the scope and expectation of the finish, for instance omitting the usual layers of suspended ceilings, raised floors, plastered and painted surfaces, and so on, made a significant difference. This led to a rethink of what a retrofit might look and feel like, moving away from reinvention, and celebrating a less polished version of what is already there.
