Following the release of the South East office investment bulletin earlier this month, React News featured a deep dive into the changes in PDR regulations. Josh Shaffer and Guy Freeman were approached for their insight into how the market has been transformed by the changes. According to their research, the PDR changes have made a considerable impact on the pipeline, acting as a catalyst for the correction of oversupply of offices in some cases. Furthermore, as set out in the article, Article 4 Directions could remove the PD Rights from certain areas, and therefore if this is of interest for current or future assets, it may be wise to consider the PD opportunity now rather than at a later date. As investment into Single-Family Housing (SFH) increases, our client David Mawson, CEO at Placefirst, highlights a crucial risk writing for Green Street News: the potential of SFH may be hindered by a lack of consumer awareness. David believes developers and operators need to better communicate to consumers why SFH is a great option for renters and local areas. Oliver Shah at Green Street News: Europe: it will be interesting to see how this theme plays out, and we are keeping our fingers crossed for a resurgent and welcome 'spark.' Regulatory cost burdens, which show no signs of abating under European and UK frameworks, were a key reason behind the sale of the previous incarnation of Rockspring to PATRIZIA SE (culminating in 2018). An overly risk-averse cost-laden environment is likely to only dampen the full UK potential for wider renewal and innovation in the field. Naturally, the right technology plays an essential cost-mitigation role as teams grow beyond a ~dozen staff and traditional white collar desktop labour begins to proliferate. NEW COLUMN - If we can't laugh, then what? My column in React News takes a look at why property hasn't got a fair hearing for years. I would be genuinely interested to hear different people's views here. Early campaigning in this election proves one thing (and this is a quote from Logan Roy in Succession): "These are not serious people." From the nonsense around conscription to the more frightening nonsense today about leaving the European Court of Human Rights, this is a debate where the only governing rule is "you can have your cake and eat it". Look how that worked out last time. Despite some of my cynicism, I remain convinced that the real estate sector has a great story to tell. This is something I have discussed countless times with many execs and, as noted in the article, there are some major efforts being made by some of the listed firms to promote a better narrative, notably from British Land, Landsec and the recent Blueprint for Change from Lynda Shillaw's team at Harworth Group plc. As Oliver Shah has noted previously in his own excellent commentary, the various industry groups are now well beyond relevance. What now matters is the industry becoming less inward-facing, more willing to think about its wider impact on society and to be better tooled in explaining the chain reaction of many economic and societal benefits that occur around investment. Unprecedented growth is predicted for the UK's single family housing market over the coming years - investors are intending to commit a combined £17 billion of capital into the sector by 2029, according to Knight Frank's latest research.
