IGBC Green New Buildings rating system is a voluntary, consensus-based program developed by the Indian Green Building Council (IGBC) formed by the Confederation of Indian Industry (CII) in 2001 with pretty inspiring vision: "To enable a sustainable built environment for all and facilitate India to be one of the global leaders in the sustainable built environment by 2025." 🌱🏢 The IGBC rating system evaluates buildings on 7 environmental criteria, which are divided into subsections. Each criterion has specific maximum points that can be earned if fully complied with. There is no correlation between green building certifications (i.e. LEED, BREEAM) and energy performance (or 1.5 degree-aligned scenarios), based on a sample of EU and US-based assets in this LOTUF and Systemiq Ltd. study. #GRESB serves as the primary green portfolio benchmark globally, covering US$7.2 trillion of real estate assets. The benchmark provides transparency on underlying #carbon and energy metrics, but only 4% of the score goes towards these targets. #Greenbuilding certifications have brought much-needed attention to energy efficiency and other indicators, but were not primarily designed to address climate performance. Pathways such as CRREM (Carbon Risk Real Estate Monitor) and #SBTI (Science-Based Targets Initiative) provide top-down pathways and are a good starting point for asset owners, paired with local asset performance might allow for a more positive correlation. Pleasingly, revisions to a number of building standards will soon include more ambitious performance targets. At a glance, that sounds onerous. But fundamentally, improved top-down pathways provide clarity to owners at a macro level (the what), whilst certifications will provide the micro/progressive steps to achieve the desired outcome (the how and how much). In #realestate there is a clear correlation between sustainability performance and asset valuation, so the question isn't why, but how fast.

🌐 Exciting News: I had the opportunity to represent JLL in the Queensland University of Technology (QUT) Australian Research Council - Industrial Transformation Training Centre (ARC-ITTC) for Sustainable Waste Heat Innovation and Transformation! 🌱🔥 As a leading global real estate and investment firm, JLL recognises the importance of sustainable innovation in today's society. We are thrilled to be a part of this groundbreaking initiative that aims to drive positive change in the waste heat industry. While warmer climates may not be able to use direct waste heat transformation for heating, I found out from Nobuo Kawayama that absorption chilling can be used to take waste heat from blast furnaces and use it for chilled (16ºc) drinking water! Collaborating with esteemed industry partners, we have contributed to refining the vision statement and analysing the project and program statements of the ARC-ITTC. Together, we are dedicated to finding innovative solutions to transform waste heat into a valuable and sustainable energy source. This research centre will serve as a platform for knowledge exchange, fostering new ideas, and training the next generation of experts in waste heat innovation. 2024 will be a consequential year for the #buildings sector as building emissions continue to rise despite a significant increase in global commitments to decarbonize this sector. Global Buildings Performance Network (GBPN) initiatives this year aim to reverse this trend—and fast. Global GBPN is an advisory board member for the newly launched United Nations Buildings Breakthrough Agenda, a commitment by 27 countries (and growing) to make near-zero emissions and climate resilient buildings the new normal by 2030. This agenda-setting work will provide a critical global framework for action that GBPN will leverage to further engage the top 20 emitting countries on work that will turn commitments into achievements. India On New Year’s Eve, the Bureau of Indian Standards appointed GBPN local expert partner Ashok B Lall Architects to incorporate GBPN’s Healthy Low-Carbon Housing guidelines into the National Building Code and Indian Standards for Affordable Housing. This is a significant win that will reduce emissions and improve thermal comfort and resilience for millions of people. GBPN will also complete a compliance platform for the residential building energy code for Gujarat, continue work with RAP to develop living labs for affordable housing, and work directly with developers on decarbonization roadmaps. Indonesia This month Indonesia will launch its national Green Building Roadmap, developed by GBPN Indonesia and Gadjah Mada University in collaboration with the Ministry of Public Works and Housing, Ministry of Energy and Mineral Resources (MEMR), and Ministry of Home Affairs. In 2024, GBPN will work with MEMR on a National Action Plan for Low Carbon Buildings and with selected local governments to implement the road map at the subnational level. The road map’s implementation is projected to avoid 37 million tons of CO2 by 2030. China GBPN will support four provinces in implementing their low-carbon construction policies, providing expertise and capacity building to incorporate zero-carbon building targets in the 15th Five-Year Plan.
