🏢 Transforming disused industrial site could bring Scots into 'vibrant' new Edinburgh community The proposed project would see the transformation of a brownfield site on the city’s Gorgie Road into a “vibrant residential community”, delivering 63 properties, including 22 affordable homes split between social rent and mid-market rent. South Cambridgeshire District Council has granted planning permission for the delivery of 4,500 homes at the Waterbearch New Town East development in Cambridgeshire. The proposals were put forward by Waterbeach Development Company – a joint venture between Turnstone Estates, Royal London Asset Management and Aquila Investments.

Built across two separate blocks, this development will comprise 76 high-quality one and two-bedroom retirement homes for people over 55, 36 of which are for shared ownership. Designed with a fabric-first approach, Newnton Close incorporates a number of sustainability features including air-source heat pumps and solar panels. Retown is proud to continue spotlighting innovative, affordable housing projects this month – and particularly celebrate ones that incorporate sustainability and green initiatives. We recognize the vital role that the Low-Income Housing Tax Credit (LIHTC) plays in facilitating these developments. LIHTC is the most important resource for creating affordable housing in the United States, offering significant budget authority for states and local agencies to issue tax credits for new construction, acquisition, or rehabilitation of rental housing targeted to lower-income households. One notable example is the Cycle House in Washington, D.C., developed by Urban Green, LLC. This project, supported by the National Equity Fund's Emerging Minority Developer Fund, is creating 18 affordable homes that are not only accessible to low- and middle-income residents but are also designed to be net-zero and 100% green. This pioneering development demonstrates a strong commitment to energy efficiency and environmental stewardship, aiming to have a minimal carbon footprint while providing affordable living spaces (National Equity Fund). The incorporation of green building practices in LIHTC developments can significantly reduce operating costs, promote resident health, and mitigate environmental impacts. These green initiatives often include energy- and water-efficient fixtures and are designed in accordance with smart growth principles. Many states have integrated requirements into their qualified allocation plans (QAPs) to include green building components, demonstrating a growing commitment to sustainable development in the affordable housing sector.
