We need to scale up and industrialize housing production. Why is that so difficult? We could probably list hundreds of reasons, but if I had to rank all of them, I would highlight three challenges that are the most interdisciplinary. 🏚 Planning and Procurement: To industrialize means to change the way we plan buildings. A design-bid-build process assumes that the method of construction/manufacturing does not matter, and design is independent from materiality. It couldn't be further from the truth. If we want to industrialize and scale housing production, we need to plan with systems providers. 🤖 Product Platforms for Construction: To combine production at scale and customizability, we need to learn from other industries. Product platforms and modularization of products have been successful in many other areas. In construction, this means that we need companies who can provide assemblies with enough variability to serve a large market segment. The most successful product platforms are those that combine customer needs and technical abilities. 📃 Zoning and Building Codes: Building codes, inspection procedures, and zoning, all need to allow or incentivize modern methods of construction. Many things need to happen: Consolidating building codes, incentivizing prefabrication for faster and quieter construction processes, and allowing for simpler building envelope geometries. If we truly want to scale up housing production, we need to move towards systematized product platforms - but also planning processes that incentivize the use of them. Very good oversight of the manufacturing metrics that must be thoroughly addressed to get modular unit numbers up. I’m working with a seasoned modular builder on several “concept to keys” Build to Suit factories (he calls “forges”) across the US. New technologies in every facility element and production discipline are being implemented which dramtically increase production efficiencies to many multiples of current production rates. Soon, production efficiencies will outstrip current order rates, and quality will become standarized much like the car industry. The biggest push back is entitlements; the second barrier keeping order volumes down is builder/developer unfamiliarity with modular products, processes and quality. The third hurdle is general consumer market knowledge that modular even exists. Your articles need to become more widely spread to the general consumer audience, Gary Fleisher. I’ll be reposting them at every opportunity. I encourage other readers to do the same.
