On Sunday 8 members of GWP Architecture and Carbon.Climate.Certified teamed up to take part in the Leeds 10k, continuing the tradition of participation in local races. This years event had a emotional moment at the start as applause rang out to celebrate the life of Rob Burrow CBE, who lost his battle with MND earlier this month. As always there were great efforts across the board; with the 8-9km hills, goodie bag and warm weather dominating the post run discussions over drinks.

A really interesting piece on whether the famous road hole needs redesigning (spoiler alert: it does not, but it makes for a great thought exercise). In our view, the 17th on the old course is brilliant because of its simplicity, much like many of the best strategic holes. Here, strategy comes from the interplay between hitting over the right OB (and the real estate within it) and desperately wanting to avoid the road hole bunker. The angle of the green, road and wall behind it all contribute, but the toss up between a scary tee shot bringing OB in play VS a scary second navigating the road hole bunker forms the crux of the strategy. Many of the data patterns we see suggest that most golfers overlook nuanced strategy, but their choices can be strongly influenced by significant danger. Most golfers only spend a few seconds deciding which club and line to take, so a very simple but compelling strategic problem is required to grab their attention and force them to think carefully. The strategy here is easy to understand (risk going OB or risk going in the road hole bunker) but it is much more difficult to settle on a solution. Here, we would expect to see a lot of golfers bail out to the left (particularly higher handicappers). But, as is the beauty of the hole, that leaves them with an approach which is all but impossible to get close. On their next visit, this experience might encourage them to be bolder off the tee, bringing OB squarely into play. One nice aspect of the hole is that there is a good chunk of space to bail out short and right of the green- so you can play it as a three shot hole without too much trouble. What does it take to design a modern multipurpose arena so it fits a complicated site plan, drives community engagement, supports a main sports tenant and, oh yeah, adheres to challenging funding models? HOK's Bill Johnson, FAIA, offers insights in a lively and honest Q&A with Flames Nation about the design evolution of Calgary's Scotia Place. "When the price of these buildings continued to get more and more expensive, the buildings had to take on a more multipurpose program because you really can’t justify the cost of the venues for just a single tenant," says Bill. "The problem with doing anything multipurpose is there’s an initial first cost to that. It’s not as simple. It’s not as straightforward. For a long time, owners were reluctant to spend the money to plan in flexibility and resiliency into the projects, but now they’re listening to us. They’re really doing it." The Kendeda Building: Part 3 - Take the tour! I hope you have enjoyed our three part series on this incredible building. The value of these cutting edge projects to me is more than showcasing best practices and offering lesson's learned. They are the shining beacon of what success looks like when the whole is truly greater than the sum of the parts. We are in the middle of transforming our built environment to be regenerative. Most of the buildings we are building and renovating now are both better than where we have come from and not as good as where we want to go. We have to embrace that messiness as we continue the transformation and keep perspective that the mid-way efforts don't gain all the benefits of the more mature approach. Where we are now: [fossil fueled, energy intensive, low performing buildings] -> -> -> (the messy middle we are in now) -> -> -> [renewably energized, efficient, regenerative buildings] The Kendeda Building to me embodies this more mature approach to regenerative building practices. The ethos of regeneration pervades the project, it is palpable in the experience of the space, and as you peel back the layers of the project you find more and more ways in which it was a humble steward of its local environment. In 2021, a Developer warned the city that they would leave a large central site vacant for yeas if they didn't get planning for highrise offices* The Developer got their planning but ... Guess What??? The site has been left empty 3 years since they got their planning Yes there are plans now to build social homes instead, but why was a local independent pub shut down and demolished overnight** just to be unused for over 5 years. JCD Group said "This leaves us with two options: leave the site vacant for the next few years in the hope that something changes to make the apartment scheme workable, or put this strategically located site to an alternative use in keeping with the wider ambition for the redevelopment of Cork’s Docklands.” *They decided to build offices despite the office market having already collapsed, leaving Cork City with some of the highest vacancy rates in Europe. **A reminder that the 150 year old Sextant was so hastily demolished in 2020, that it appeared everything from the pub was still inside. #DerelictIreland #VacantIreland #RestPlayWork
