Greater Shepparton has rezoned 271 hectares of land from the Rural Living Zone (#RLZ) to the Urban Growth Zone (#UGZ) to safeguard the area for future development as a strategic residential growth corridor.
It is expected that the urban areas of #Shepparton, #Mooroopna and #Kialla will accommodate the majority of new residential development, with new growth located to the south, south east of Shepparton and Kialla, north of Shepparton and to the west of Mooroopna.
Council is committed to:
- Providing for the expansion of the Shepparton, Mooroopna and Kialla urban areas and the outlying townships without negatively impacting on productive agricultural land;
- Containing urban growth to identified growth areas in order to achieve a more compact built up area;
- Meeting a residential development growth target of 9,100 dwellings across the municipality apportioned across infill and greenfield.
In terms of greenfield, a requirement for:
- 60% as conventional living (450 - 800 square metre lots);
- 20% as medium density housing (less than 450 square metre lots);
- 15% as low density living (2,000 - 8,000 square metre lots); and
- 5% as rural living (2 - 8 hectare lots).
Over the last 12 months, #GreaterShepparton reported just over 370 residential approvals, with 82% for houses and the balance townhouses. That’s around 25 houses approvals per month.
Since 2002, the median house price has grown by 7.8% per annum on average to just under $600,000 (an average of around 475 sales per annum).
The median land price has risen by 9.2% per annum to around $310,000 (an average of around 200 sales per annum). During the pandemic, land prices rose by 21.8% per annum on average (houses by 14%) outperforming a number of more recognised regional municipalities / townships.
Greater Shepparton has about 6,500 businesses and a workforce of approximately 33,400 people.
