Did you know that real estate developers and building owners in US can access federal infrastructure funding for #decarbonization efforts? 🧐 📈 Here’s how: ➡ The #IRA: According to McKinsey & Company, the Inflation Reduction Act (IRA) has earmarked around $394 billion over a decade for the clean energy transition. More than 50% of the funds are either directly or indirectly allocated for building decarbonization. Combined with state and local support, IRA funding for building decarbonization investments, including rebates, grants, and tax incentives, will significantly improve developers' and owners’ ability to achieve profitable results. ➡ The EPA's Greenhouse Gas Reduction Fund (GHGR), with $27 billion in trickle-down funding from the IRA, provides low-cost loans for carbon reduction projects in affordable multifamily housing, along with community grants for green upgrades. ➡ US Department of Energy's IRA-funded Home Energy Rebate Programs provide rebates to multifamily developers for installing high-efficiency HVACs and appliances, with special incentives for affordable housing. According to EPA, and Urban Land Institute's Net Zero for All report, developers and owners who seize this opportunity to decarbonize also reap the following benefits: 💲Decarbonization efforts yield 20-40% reductions in energy consumption and 6-9% cost savings. 💲Energy-efficient buildings, attract and retain more tenants, boosting occupancy rates by up to 7%. 💲Highly efficient buildings command rental premiums of 3.5% and sale premiums of around 13%. Building Performance Standards require some existing large and midsized commercial and residential buildings—including multifamily housing—to lower their energy use intensity, GHG emissions intensity, or both. A new report released by The American Council for an Energy-Efficient Economy (ACEEE) outlines the unique challenges affordable housing faces with BPS compliance, such as the lack of upfront capital for energy efficiency improvements, technical expertise to complete upgrades, and the need to sometimes complete health and safety upgrades to properties before energy efficiency upgrades can take place.
