HIDDEN GUEST: SAVA CENTAR Sava Center may seem like a brand-new congress centre, but its name betrays a prosperous decades-long history. Thanks to the regenerative renovation of the venue and new planned investments, this area of Belgrade has acquired a congress district in dimensions not found at any other destination between Vienna and Istanbul and Milano and Baku. Sava Center’s original design was hybrid – merging congress, cultural, business and shopping functions. The shopping area once looked like a precursor of modern shopping centres. We were fascinated by how the architects revamped the shopping area and made it look refined. In hindsight, it may sound grandiose that Sava Center announced it would connect north and south, east and west. But, after opening, that is precisely where it positions. Much like during its inauguration, the look of the congress centre divides visitors; some argue it would suffice to demolish the centre and build anew, while others vociferously advocate the aesthetic intervention was a success. We consider ourselves among the latter. Sava Center earned its cult status because of its inclusivity and outward approach embedded in its DNA. We hope the new owners will not promote exclusivity only. As long as the centre remains open to the region and the world, we herald a bright future for Sava Center. Sava Center once challenged its regional competitors so much that they could not rival it. Will history repeat itself? Time will tell, but as the final phase of the renovation of the Sava Centre concludes, the region has a new heir-apparent. Regional competitors will need to go the extra mile to edge out the Serbian pioneer. Sava Center was built and reconstructed to play in the Champions League of the meetings industry. Christine Mackay shared an insight relating to TSMC with the attendees of AREAA’s Luxury and Commercial Summit held at SkySong on October 10 (Taiwan’s National Day). After failing to convince TSMC in 2016 that Phoenix is the best option for the chip giant’s U.S. base, Mackay was told by TSMC in an exit interview, “We don’t want to be by ourselves.” Taking this statement to heart, Mackay’s delegation returned to Taiwan in 2019 armed with a “secret sauce” that contributed to their recipe of success for winning TSMC over: the vision for a 2,300-acre master-planned science and technology park that emulates the ecosystem in which TSMC has operated for decades in Taiwan. For TSMC, the ability to walk across the street and talk to its suppliers was just as important a consideration as water, power and talent. The rest is history. Mackay likens TSMC to Nordstrom. She said when the luxury department store chain decides to enter into a new market, other retailers invariably follow suit without doing their own market and demographic analyses. We have seen that TSMC wields the same clustering effect on its suppliers and related businesses. In fact, ALL of our Taiwanese clients want to be within 15 to 20 minutes’ drive of TSMC. Similarly, during my training in the MRED program at ASU, our work on Mayo Clinic’s Discovery Oasis highlighted the importance of medical and bioscience clusters in fostering synergistic innovation. As Mackay pointed out, expanding our knowledge economy is the key to Phoenix’s long-term competitive edge. In order to sustain nearly 8% in annual growth of average household income we have experienced over the past 10 years, our elected representatives and city planners need to be thoughtful about the types of CRE developments that will occur on the remaining 150 square miles (or 96,000 acres) of vacant land within city limits (mostly in North Phoenix). Looking ahead, Mackay hinted that the state land department will likely auction 1,000 acres of land just south of Loop 303 in 2025 for residential development. *** AREAA stands for Asian Real Estate Association of America. In defence of Milan Last week Max Fraser wrote on Dezeen a need for Milan to be toned down. His argument is that it has become too hyped, resulting in long queues, wasteful use of materials, and products only catering for the wealthy. I believe he is wrong: Milan is an important meeting place, and the industry is working on the climate catastrophe. Milan has always struggled to absorb the shock of an instant 25% population increase. Everyone has a Milan horror story: canceled hotel rooms, midnight treks by foot, strikes wreaking havoc at the airport. Was stopping people from entering stands at the fair without an appointment a bit much? Yes, at times it felt like a nightclub and not a trade fair. And no-one should need to wait three hours to enter a design event. But keeping them free and open to the public, means they draw in people from beyond our immediate industry and this is a symptom of strength not failure. If the pandemic showed us one thing it is how shallow and draining video meetings are. Milan is the opposite. When you leave home at 9 in the morning and return 18 hours later you create a bond with the people going through the same. A very human one. This is part of the reason why Milan is an important venue for chance meetings across careers and generations. Like Thursday evening, in a corner bar takeover by Marimekko. Present were everyone from students to design superstars. Far too many squeezed together in a dysfunctional and lovely bar. The result was reunions with old colleagues, introductions to new potential collaborators, clients and friends. Designing products with sound footprints and positive impact is part of our design training. Decreasing the number of components, reducing weight, less virgin materials, design for repairability; this is how we operate and work. However, the slow and steady improvement of nuts and bolts seems less interesting for the press to cover. It is easier to write about what is novel; not viable or with meaningful impact. An edible chair, a bed made of fungi is more interesting than improved logistics, replacement of adhesive for mechanical fasteners or weight reduction. At the forefront of material science, breakthroughs are happening worthy of attention, but it should not substitute the improvements happening every day. Normal, good products, designed to last, loose out to what is more spectacle than reality. Any company not genuine about their environmental efforts will struggle to attract and retain talent and the attention of consumers. Every serious designer I know has turned down clients for these reasons. The design week has always attracted brands who want relevance and credibility to rub off. A Swedish warehouse one year, a US tech giant the next. But they are not what Milan is about. Milan is about dedicated designers and manufacturers, forging and strengthening relationships, exchanging ideas, and pushing the industry forward.
