Big thank you to Marrons for the 'Unlocking Nottingham: From Potential to Persimmon' event yesterday. In a city with two world-class universities, leaders in enterprise, creativity and entertainment, development potential is around every corner in Nottingham. With its new 'Green Heart' recently unveiled and the Island Quarter, Nottingham is full of opportunity. Sites across the city are ready to fulfil their potential, but the path to getting a development across the line can be challenging. High design expectations, a rich heritage landscape and tough market conditions can be seen as a barrier to making the most of development opportunities in the City. The event had a great panel who explored how to unlock the potential of the buildings and sites that are ripe for regeneration. Head of Development and Planning at Nottingham City Council, Paul Seddon, said that they may be releasing more assets soon and there are opportunities there for developers who have a good multidisciplinary team behind them. Swansea 💚 In February of 1941, Swansea suffered a 3-night blitz that shattered the centre of town, with Oxford Street and much of the commercial areas being particularly hit. Prior to this, Swansea High Street boasted grand department stores and detailed architecture, but following so much destruction, the local authority was forced to rebuild quickly, resulting in the concrete facade we see today. With a focus on creating space for businesses, public space and the integration of greenery went unaddressed. The Swansea Blitz may have been 80 years ago, but we are still rebuilding, with the decisions made then continuing to impact the success of Swansea today. First announced in 2017, The Swansea Bay City Deal aims to regenerate the locality. With many of the developments already complete, such as Copr Bay and the Albert Hall, and many more to come, the regeneration happening now is actually the most extensive since the reconstruction after WW2. It is great to see such an investment into the city to initiate a return of its former glory. The Biophilic Living project sits among the wider regeneration as it aims to build and enhance communities and rethink the design of our urban environments. Cllr Rob Stewart, Swansea Council Leader, said: “Swansea is undergoing its biggest transformation in decades and private sector schemes like the living building will combine with everything the council is doing to breathe new life into our city centre. “Schemes like this are important. Not just because of their innovation but also because they’ll lead to more people living and wprking in the city centre. Last week there was a gathering of Expert Advisors, including Andrew Haley, with those who have funded and managed the work of the High Street Task Force. This marked the end of this 5-year Minister of Housing, Communities and Local Government (MHCLG) funded programme, supporting the regeneration of high streets across England. The panel of experts drawn from the Institute of Place Management, Royal Town Planning Institute, Design Council and Landscape Institute, engaged with 149 high streets during the programme. It was wonderful to get a sense of the breadth of the work and hear stories from across the country. Each place is unique, therefore the approaches needed to stimulate revitalisation are specific to their circumstances. Andrew’s work over the last five years has reflected that diversity, including support for the Accelerator Programme for Stepney in Hull; Bedminster on the outskirt of Bristol; Westminster City Council in their work on Edgware Road and Praed Street; Stockport Town Centre; and the coastal towns of Paignton and Felixstowe. The legacy of the Task Force's work will be felt for many years to come, with it highlighting both positive transformation and common approaches to placemaking that hold back change. As a result of ongoing learning from this programme, the Task Force have helped MHCLG launch 10 pilot “high street accelerators”. During my Master’s studies at the University of Dundee, I worked on a project that focused on identifying an urban planning challenge within Dundee’s city centre and proposing a strategic intervention to address it. My team selected the Wellgate Centre due to the connectivity barrier it creates between the city centre and surrounding neighbourhoods. Our proposal included interventions such as partial demolition, mixed-use redevelopment, and the reinstatement of historic streets. These strategies aimed to create a more connected, sustainable, and vibrant city centre. It is exciting to see the recent announcement that Dundee and Angus College plans to take over the Wellgate Centre. Their focus on revitalisation echoes some of the key principles we proposed, highlighting the relevance of addressing connectivity, sustainability, and vibrancy in urban regeneration. This development underscores the real-world significance of the challenges we identified and lends credibility to the solutions we proposed. HARWORTH’S BLUEPRINT FOR GROWTH ✅ Sustainable urban expansion – let’s build at scale, in the right places As our chief executive Lynda Shillaw says in our Blueprint for Growth film “You can’t contain everything to brownfield sites and within city centres. You have to assemble land in the right place and at scale.” We need to unlock more land for development, and not just brownfield. The Green Belt has an important role, but its size (12.6% of land in England) and a short supply of brownfield land is preventing the delivery of much-needed housing and employment space across parts of our country. Land should be released in strategically appropriate locations – including areas close to major transport hubs – to enable large-scale development, drive socioeconomic growth and improve life outcomes. At Waverley, on the site of the former Orgreave Colliery in South Yorkshire, we’ve seen the benefits of large, well-planned, strategic development, working in partnership with Rotherham Metropolitan Borough Council. With over 1,700 homes, a primary school, emerging high street, new community park, a world-leading Advanced Manufacturing Park and connections to Sheffield and beyond, it is driving growth in this part of the region.
