Avenue East Cobb in the Atlanta suburb of Marietta has come a long way since its debut in 1996. In 2021, the property began a transformation that included the addition of experiential programming, an updated leasing strategy, and structural changes.
The redevelopment introduced an 8,000-square-foot event plaza, establishing a community space at its core, alongside a series of other upgrades. Today, the mixed-use destination draws over a million visitors annually, serving as a go-to destination for the Marietta community.

Since its transformation from the Royal School of Veterinary Studies in 2011, Summerhall has been a thriving multi-arts venue, hosting over 110 companies, galleries, studios, and community spaces, such as the Artiscience Library, which international Bioartist Oron Catts, University of Western Australia, called "a unique treasure-house of inspiration”.
To convert Summerhall into apartments or student flats would not only strip away a crucial cultural asset but also diminish the unique character of the community.
We urge to explore alternative solutions that preserve Summerhall's role as a hub for creativity, innovation, and community engagement. Whether through community ownership, partnerships with cultural organizations, or other innovative approaches, there are viable alternatives that can ensure Summerhall's continued success.

Gensler has been awarded a $25M contract by the Dallas City Council to lead the renovation of the historic Dallas Memorial Auditorium 🏟️
This transformation will make way for the Dallas Wings to call the 9,800-seat arena their new home starting with the 2026 WNBA season.
This move follows the City Council’s approval of $19M in incentives to relocate the Wings from UT-Arlington’s College Park Center. The team has signed a 15-year lease for the renovated venue, which first opened in 1957 and once hosted the ABA’s Dallas Chapparals.

New Jersey Performing Arts Center broke ground earlier this week on Artside, a $336 million project that will build market-rate apartments and retail space in downtown Newark as part of a public/private partnership that will result in an expanded campus for NJPAC and represents a further effort to revitalize Newark. The project is anticipated to generate $120 million in revenue for NJPAC in the 10 years after opening. A package of $14 billion in corporate tax breaks that became law over the objections of progressive groups was partially responsible for the project coming to fruition.
The essence of anchor (cultural) institutions such as NJPAC is that they are unlikely to relocate (Las Vegas Raiders, anyone? New York Giants?) and are integral to their communities. Their long-term sustainability is directly connected to the wellbeing of the populations they serve.
I would argue that *all* cultural institutions need to be rooted in their communities and consider their constituents to be not just attendees, but their neighbors, and they should be incentivized accordingly, just as cities entice sports teams that don't think twice about leaving their "hometown".
NJPAC's commitment to invest in its city and its citizens should be the standard, according to Aisha Browne Glover, global head of urban innovation at Audible, which relocated its headquarters in 2007 to Newark. “Quite frankly,” she said, “it is how anchor institutions should be showing up.”

As 2024 comes to a close, one word stands out to summarize the year: blur.
The pace has been exhilarating, the opportunities thrilling, and the progress deeply rewarding. Working within these buildings has been a once-in-a-career opportunity, and Year 1 has reaffirmed just how impactful and exciting this journey will be.
By the Numbers - In 2024, we collaborated directly with 16 independent design firms and 7 contractors, advancing plans for South Downtown's future residents, food and beverage destinations, and the community at large. Many of these efforts will become visible in the New Year.
For those wondering if I still sketch—yes, I do! This year alone, I created 56 unique design concept packages or studies. And those 56 packages? They were all completed since mid-February! Let’s see what can be accomplished in a full year.
Looking Back - I started using LinkedIn regularly to share ideas, creatively explore Atlanta, and sharpen my design tools of the trade. Over time, I found myself drawn more and more to South Downtown. I would have never imagined pouring all my creative energy into this area, but wouldn't have it any other way.

Looking Ahead - As we look to 2025, the focus is Phase 1—the Elle—and setting the foundation for Phase 2. These efforts are about bringing the heart back to our South Downtown for future generations.

2025 is going to be one for the ages!
In January, 2024, we acquired 53 buildings in South Downtown Atlanta…
We knew the work wouldn’t be easy.
We knew there would be challenges.
But we took a lot of action in 12 months. And with the support of amazing friends, advocates, & partners, we made some big strides…
— Opened Atlanta Tech Village Mason’s
— Opened our new office and assembled an incredible team of local leaders, all committed to seeing South Downtown flourish.
— Began construction on 10+ buildings that make up “Project Elle,” a collection of buildings we hope to restore before the World Cup arrives in 2026.
— Renovated the 100+ year old Sylvan building which will be home to hundreds of entrepreneurs in 2025 (via Atlanta Tech Village).
— Worked closely with the Atlanta Police Department to increase neighborhood safety and installed 60+ cameras to help reduce crime.
— Hosted 100+ groups on community tours, introducing thousands of Atlantans to the transformation taking place in South Downtown.
— Opened a coffee shop on historic Hotel Row, Spiller Park!
— Announced two new tenants, Crates ATL and Delilah's Every Day Soul, set to bring vintage vinyl and soul food to South Downtown in 2025.
— Commissioned 16 new pieces of art, created by local artists during Atlanta Streets Alive.
— Hosted three neighborhood Lot Parties.
— Co-hosted “Party with the Past” with the Atlanta History Center.
— Brought live jazz music to historic Hotel Row every Friday in the summer.
— Added two huge rooftop murals to remind our neighbors about the coffee, food, & art on Mitchell Street.
— Acquired three new buildings, including the historic Concordia Hall, which will be preserved for future generations of Atlantans.
Though it’s been a busy 12 months, we’ve just scratched the surface of what’s to come. 2025 will be a defining year for South Downtown, and we’re honored to be a part of it.

Old Trafford project to drive regeneration of area
Manchester United, Trafford Council, and the Greater Manchester Combined Authority (GMCA) have entered into a strategic partnership to maximise the growth and regeneration opportunities of the Trafford Wharfside area.
An advisory team, led by an independent director, will be appointed to support the ongoing work to develop an ambitious vision for the area around Old Trafford, with a focus on how a world-class stadium can catalyse wider regeneration, bringing social and economic benefits to all of Trafford and the surrounding city region.
The appointed director and advisory team will ensure alignment with the existing Trafford Wharfside masterplanning process and the work of the Old Trafford Regeneration Task Force, the group of local leaders and national experts set up in March to explore options for a new or redeveloped stadium at the home of Manchester United.
Technical and project management support will be provided by the advisory team to Trafford Council, GMCA and Manchester United as planning work intensifies, with the group also delivering important guidance to inform the final recommendations of the Old Trafford Regeneration Task Force.
Lord Coe, Chair of the Task Force, said: "The objective of this once-in-a-generation project is not only the development of a world-class stadium for the north of England, but also to ensure that this brings broad social and economic benefits to the local area and surrounding region.
"There is a huge opportunity to connect Trafford Wharfside regeneration with the ongoing growth of neighbouring Media City in Salford, and Greater Manchester’s Western Gateway and Central Growth Cluster plans, to create a project of national significance. The tripartite advisory team will help fully unlock this incredibly exciting potential."
