BIG’s Housing Co-op Initiative took shape in 2023 as housing changemakers recognized the potential of deep collaboration to expand opportunities for community governance of housing and the creation of housing co-operatives. Successful downtowns have lots of people living in them. They are neighbourhoods unto themselves. Those who travel downtown for work or are visitors are just gravy. It's good to see Windsor investing in its downtown. There was a time when it was an attractive arts and cultural hub, until there were a few decades of bad planning and community investment decisions. It can be attractive again, however, its revitalization will not just come from increased policing, but from investing in and approving more housing so that more people can live and enjoy it. https://buff.ly/4b5uIjq

Excited to see the progress of our master planned community NorthShore, located along the St. Mary’s River in Camden County, Coastal Georgia. This 629-home community at build out includes a market-leading, resort-style amenity package including a 3,400 sqft clubhouse, boat launch, floating dock, observation deck, playground, and passive recreational/sports fields.   NorthShore is a classic Drapac investment play: we identified a prime asset in an undervalued growth market, acquired it for a fraction of the infrastructure value, and added significant value during the hold period by undertaking thoughtful and strategic initiatives to restore and improve the community.   A critical piece of our investment strategy has been to bring in multiple homebuilding partners including 1) Century Communities (NYSE: CCS), 2) Maronda Homes, and 3) Smith Family Homes. This approach has resulted in tremendous success for both the builders and overall community; builders are seeing strong absorption and price growth, and the community is appealing to a wider audience with a range of products and price points.   Camden County is experiencing significant growth due to shifting demographic factors (+8% population and +26% household income growth over the last 5 years) and the expansion of regional economic drivers, which has translated directly to increased demand and home sale prices (+64% over the last 5 years). https://lnkd.in/dKTubEn9

For 17 years the Atmos site has laid empty, despite the tireless efforts of the Totnes community. The co-production process the Totnes Community Development Society ran in 2014 was (and still is) streets ahead of what others even aspire to do today. I wrote a piece on Atmos for The Developer - link below. The research has led me to explore land-banking, land reform, the planning system, viability, community right to build / buy and much more. There is much that needs addressing to save the situation in Totnes from happening there and elsewhere. Thanks to Frances Northrop Stephen Hill Carey Doyle Rob Hopkins Christine Murray The Developer and Festival of Place I couldn't fit it in the piece but the comparison with Scotland's more progressive land reform and community right to buy (not build) needs more exploring. In Carey Doyle's words: “The planning system can’t deliver any of the land uses that it identifies or consents. It can agree – ‘yes you can build that or this land use should go here’, but actual delivery has to come from the landowner. There’s no guarantee of delivery in the planning system. You need to have ownership and land use integrated in the public interest if you want to deliver public interest outcomes from the planning system.”
