And just like that, the exterior finishes of the clubhouse at our Firestone Junction community are almost done! 🏡 This luxury 300-unit community in Firestone, Colorado, designed for our partners at Blackburn Communities, is coming along nicely. The garden apartments, carriage units, and detached garages are all in various framing stages. Once finished, the buildings will have two unique colors and material patterns. We specifically designed the roofs to provide a variety of elevations over this large, almost 20-acre site while remaining cost-conscious. Wynwood has blossomed from a neglected industrial area into America’s most vibrant neighborhood, seamlessly integrating repurposed warehouses with lively new developments. The district’s curated graffiti murals and artistic designs have made it a cultural epicenter. 🚪Ever wondered why historic Hyde Park homes have two doors. If you've have ever strolled through the neighborhood of Hyde Park, you might have noticed double front doors on many of the old homes. These architectural curiosities have sparked numerous theories and stories over the years. One theory suggests that these double doors were designed to offer homeowners flexibility and financial support. By creating a separate entrance, homeowners could rent out a room, providing a bit of extra income. Remember, hotels were not prevalent in the early 1900’s so it offered strangers a place to stay for the night, hence the name —stranger door. Great News! Would you believe that this beautiful house remodel did not need Planning Permission? This little bungalow in Botley fell under the Small Homes in the Countryside Policy for Winchester Council, which meant that it could only be extended by 20% of its original footprint. Given its tiny size, this would have not given our client much additional space at all…HOWEVER this little house had remained untouched for MANY years, it was actually not habitable when our client purchased it, and it still had its Permitted Development rights. Well, this meant that they could extended up to half of the width of the main house to the side, 3m to the rear of the house, a porch can be added, AND a wrap-around dormer to create a master suite in the roof…COOL OR WHAT?! Interested in learning how to create an extra room in a HMO? Have a look at the reel. This was a building which needed some creative thinking to find a way to make the fourth bedroom. Originally the bathroom was on the ground floor behind the kitchen and the third bedroom upstairs was less than 6.52sqm. So we moved the bathroom upstairs into the small third bedroom and changed the downstairs bathroom into a bedroom. To create this bedroom, we knocked through into an outside shed and fully insulated the room. Not only creating the additional bedroom, it also increased the the useable floor space in the house. I love working with investors to help them maximise their rental returns.
