Our work on Cambourne Village College Phase 3 is now complete, ready for students to enjoy the new facilities this September. Having successfully handed over Phase 1 back in 2013, we returned to the site in 2018 to begin the delivery of Phase 3, starting with a standalone sixth form building. In 2022, our brilliant team constructed five additional buildings to complete this phase of the development. The report to committee said the Council took possession of the new Greyhope School & Community Hub last October 2023 and it was brought into use following the October 2023 school holiday break. For the Tillydrone Primary School, the report said the principal contractor has continued with the erection of the cross-laminated timber structure with external fabric and internal first fix works have now started. For the energy from waste plant in Tullos Industrial Estate, Indaver, the operations contractor for the services phase, has now formally taken control of the operation of the facility from the main building contractor after the successful achievement of the construction and commissioning phases. The report said works have progressed with the Tillydrone Cruyff Court and a completion date is imminent. Works to repair and conserve the external fabric of the Grade A listed, early 17th Century Tolbooth building in the city centre have included renewing the old lead on the existing spire, the repair/conservation of stonework of the external walls and parapets and associated works. The works are progressing with repointing, carving of replacement stone, rot treatment, structural timber replacement and stripping of leadwork all ongoing. However as works progress, the report said it is becoming apparent that the condition of the stone and structural timbers is worse than anticipated which has led to additional works being required with a likely delay to completion and extra costs. https://lnkd.in/gqft9-7a

The City of Aurora has been repurposing a number of long vacant buildings as affordable workforce housing. Yesterday the City celebrated the first of two school adaptive reuse projects by our firm Cordogan Clark. The formerly vacant Todd Elementary School is part of the city of Aurora's plan to make sure any available space is being used to give back to the community, in this case, affordable housing. "Administration is committed to providing hundreds of new housing options across the city by redeveloping underutilized and formerly vacant buildings," Aurora Mayor Richard Irvin said. Some of those buildings have been vacant for over 70 years. But, the one on Oak Avenue has more than just apartments, it also has a health care clinic for uninsured or underinsured families. "We saw during COVID is how important housing and health intersect. So, this is definitely an amazing effort to be able to provide both of those in one spot," said Shelly Tucciarelli, Visionary Ventures' executive director. Tucciarelli is executive director of the organization behind the project. She said housing costs have increased 30% over the last three years. It's why these apartments are for families making between $18,000 and $63,000 a year. "You have to have stability in order to get a job, and, in order to get a job, you need housing. So they all work together," Tucciarelli said. "There's people out here that will help you," Washington said. The Fulshear area was the Houston market’s top-selling community in the back half of 2023, according to new data from the Houston Association of Realtors. Located more than 30 miles west of downtown Houston, Fulshear/South Brookshire/Simonton saw a 103.6% increase in residential transactions and more than doubled the number from the same period in 2022. According to HAR, 78% of the homes sold last quarter were new construction, a jump from 49% in the third quarter. Lamar Consolidated ISD is one of the fastest growing in the state with more than 44,000 current students. Two of its high schools, Fulshear and Foster, each have close to 3,000 students and recently moved up to Class 6A for schools with an enrollment of 2,275 and above. No school in the Houston area grew more than Fulshear (+37.13%) since the last realignment in 2022. The district is projected to open a seventh high school, Tomas High School, in 2025 to provide relief for Fulshear and Foster.

Across the city, many residential campuses, or large lots with multiple buildings, have underused space that could be converted into housing. Funds from this new construction could repair existing buildings, revitalize community institutions, and help address the housing crisis. Today, arbitrary rules prevent campuses from utilizing their development rights. For example, if existing buildings are too tall or set too far back from the street, zoning prohibits new developments on the property – even if they meet current height limits and regulations.
