[Toronto, ON] "The #SupportiveHousing building for people living independently with mental illness is operated — and now owned — by St. Jude Community Homes. The program that let the city fund St. Jude’s acquisition of 1845 Gerrard East is slated to receive a significant cash injection when Chow’s budget is passed. The Multi-Unit Residential Acquisition (MURA) program provides funding for not-for-profit and Indigenous housing providers like community land trusts and co-ops to preserve existing rental stock by purchasing private-market buildings and maintaining the affordability of their units. The new MURA funding — a total of $100 million over three years drawn from the vacant-home tax as well as from federal and provincial housing funds and the city’s own real-estate development arm, CreateTO — is expected to protect “thousands” of homes, Chow wrote in her budget letter to city council. What is being proposed, is very similar to the Province of BC's $500 million capital grant allocation to non-profit housing organizations, that will enable them to purchase properties, upgrade them and protect renters living there over the long-term. Although a great idea for the Federal government to be doing something similar on a national level, it does nothing to increase the supply of rental housing. The supply of rental housing needs to be increased on a mass scale in order to keep the market rents in check. The provision of government funded non-market housing targeted to lower-income households also needs to be increased.

We have a large housing shortage here. Especially affordable housing. So, I have been looking at funding to build or buy some tiny homes to put at my park for year-round local residents and those working contract jobs in the area. I looked at loans, grants and all that. Unfortunately, I only check 1 of the many boxes needed to acquire said funding at a decent rate. That being I am a veteran. (I won't elaborate but, the rules of all this is frustrating at best) But, just having that box to check puts me way down the list on grants and way to high of interest rates on loans to make this feasible on my end. I am still filing for grants weekly but, I thought I would try a fundraiser on my own to see if "we" could acquire the funds faster and get more people involved. Both locally and those that live out of our area that come to enjoy this beautiful part of the country from time to time. The tiny homes will be well constructed with all our seasons in mind. They will look good esthetically for the neighborhood and have good facilities inside with ease of maintenance in mind during construction. Tenants will be fully vetted by me personally and have to go through a background check and prove funding. Their only bills will be rent and electrical. My goal is to keep both of those down to total around $1200 a month. Which is $200 cheaper than the Idaho HUD mandate of $1400. Considering I can make $60 a night during peak season on the spots I have in mind to put these tiny homes on, it will be a small loss in revenue for me but the spots will pay for themselves and not make it a loss on my bottom end. So, if you can check out the gofundme I have started and see if this is something you can donate to. If funding for the first one is not reached. I will refund the donations to the contributors and start again elsewhere. Or add them to any grant funding I may acquire in the meantime. If large grants come my way, I will also lower my goal. And likewise, if this takes off, I will continue to fundraise for the other 3. This stinks but isn’t surprising. Guess what organization has ceaselessly converted surplus property donations into affordable housing? #HabiJax And that same organization has been able to get fewer, and fewer of these properties in recent years (currently capped at 3!) because other organizations have decided to try their hand at affordable housing as it has become a top issue (with funding to match). Many of these non-compliant agencies took properties that we could have quickly built affordable homes on. And if they weren’t “buildable” our capable team would have known, and spoken up. If the city is serious about addressing our dire need for affordable housing, they’ll learn the right lessons from this, and lean on a proven organization with deep roots, capacity, and a 35+ year track record of results. #TogetherWeCanBuildAnything

There is a crack in our housing system that highly impacts the non-profit housing providers who for years have been serving our most vulnerable populations with affordable, quality housing. This article is a good summary of why we need to look beyond new units and ensure that what we already have is not lost. These issues also impact the for-profit housing providers who have also been including affordability within their projects. Addressing the operational costs head on will help to ensure that the crack does not break, further putting those who live in these units at risk of displacement. https://lnkd.in/g7twq-zr

Big news out of the city of Anaheim: The city has received $3.5 million "to help create Orange County’s first city housing trust fund that will fill in funding gaps for affordable housing projects to help bring them over the finish line. The federal funding will also be used to apply for other grants and research on how to build affordable housing faster and more cost effectively. Adding to the federal seed money will be $30 million that the Disneyland Corporation committed to Anaheim. Anaheim’s city council must now decide who will serve on the board and manage the fund. Habitat for Humanity Edmonton is mobilizing communities to address the need for affordable homeownership in communities across northern Alberta. The need for affordable housing and homeownership is on the rise. Urbanation’s March 2024 report shows 2-bedroom rent prices in Edmonton have climbed by 15.7% to $1,639 since March 2023, which places enormous strain on the ability for households to save for a down payment and pushes homeownership further out of reach. Last year Edmonton (and all of Alberta) experienced a surge in migrants as well as a significant decrease of housing starts. This has added to increased house prices, high inflation, and other factors that have dampened the ability to purchase a home. Some home buyers in Canada are trying to attain homeownership by co-buying with family and friends to sneak their toe in the door of the market. Habitat Edmonton remains focused on adding more affordable homes to the market. We are completing a duplex in Edmonton, four homes in Cold Lake, and preparing for builds in Sherwood Park and Leduc. Alongside new construction, we provide Edmontonians (and others across northern Alberta) with an option to purchase an affordable home through our Buy Back program. There is an urgency to provide people with adequate housing, and Habitat frees up rental properties by transitioning eligible Edmontonians from renting into owning. We are proud of our legacy – we’ve helped over 880 households experience the strength, stability, and self-reliance that comes from being a homeowner. Eligible properties include : · Apartment buildings of up to 60 units and multi-tenant houses (also known as rooming houses). Apartment buildings are eligible for up to $200,000 per unit, while multi-tenant houses are eligible for up to $150,000 per dwelling room. · In alignment with Toronto's commitment to truth, justice, and reconciliation, a minimum of 20 percent of the annual MURA funding allocation is specifically dedicated to aiding Indigenous housing organizations in their acquisitions for Indigenous peoples. What is Non-profit housing? · Such as service clubs, faith or community groups, advocates for people with disabilities, or municipal councils that respond to the need for decent housing. For instance, Bellwoods Centres for Community Living Inc. is an example of a non-profit housing provider. What is Indigenous housing? · Providers foster equitable partnerships rooted in respect for Indigenous culture to deliver housing solutions by and for Indigenous communities. An example is Wigwamen Incorporated, a non-profit and charitable organization that serves as Ontario’s oldest and largest urban Aboriginal housing provider, with 221 units scattered throughout the City of Toronto. What is Community land trusts? · A form of shared equity ownership and utilize public and private investment funds to acquire land on behalf of a specific community. The land is owned in perpetuity by the community land trust. For example, The Kensington Market Community Land Trust operates on this principle.
