Blue Mountains City Council: Duplex Loophole No Longer Last week, fresh amendments to Blue Mountains LEP were made, addressing a duplex loophole that has been present since the introduction of the Low-Rise Housing Diversity Code 2020. A single minimum lot size for duplexes has been introduced, which has removed the ability to develop duplexes on smaller lots, but these changes also expand where detached duplexes can be built, which are more commonly built in the Blue Mountains LGA. Fresh minimum lot size controls for townhouse and manor homes have been introduced, as historically there have been no lot size controls for these developments. Interestingly, these suite of changes will be overriden at some point this year by the NSW Government's new low and mid-rise housing code, which seeks to permit, for example, duplexes across any R2 zone in NSW with a minimum lot size of 450 sqm and 12 metre frontage. Green light for new homes in Tyneside 🏡 North Tyneside Councillors have voted unanimously to approve 199 new homes in #Wallsend. Persimmon North East has been granted approval for the next phase of their Fallow Park development. Located next to Rising Sun Country Park, the site is close to the A19 and just under 5 miles from #Newcastle city centre. A mix of properties will be provided on this next phase including apartments, terraced, semi-detached and detached houses. Approval was granted in 2018 for up to 593 homes on the land with 25% of which being transferred to a housing provider or sold at a discount rate. Over £3.8 million of funding is being provided by Persimmon North East to go towards improvements in local education, sports and healthcare provision as well as a contribution towards a Travel Plan for residents. The development will boast significant areas of landscaping with well-designed connected streets and pedestrian and cycle connectivity throughout the scheme. #PersimmonHomes

Some thoughts on addressing the current housing pressures in Melbourne and across Australia. - Housing pressures are mostly down to supply and demand, however the current situation is more complex and faster, straightforward planning approvals can assist in alleviating wait times for developers, investors and builders. - Less council red tape in suburbs earmarked for development such as those around key transport hubs. Less red tape can translate to less emphasis on matters such as vegetation, and supporting rip up and replace Landscape Plans that allow development to occur and not be refused, relaxing streetscape character expectations in suburbs already containing mixed development. -supporting residential uplift of more than two stories in inner city suburbs where traffic, landscaping, and SDA/BESS positive outcomes can best achieved. This is only the start of the conversation. Thoughts?

Interesting paper on the effect of relaxing zoning constraints on the housing market(affordability). They leverage the timing of zoning changes in Zurich across markets and recover convincing causal effects showing increases in supply. I know debates about housing can quickly devolve into screaming matches but the supply lever (specifically zoning) is and always has been the surest way to make sure that there is enough housing and that prices do no run away from the average person. https://lnkd.in/eRzdfTk7 #housing #upzoning #affordability
