Our own Sharon Fitzgerald DiPaolo, Esquire, CRE® was quoted by the Pittsburgh Post-Gazette in an article on the valuation appeals filed in Allegheny County in 1Q 2024: "Sharon DiPaolo, a partner in the Siegel Jennings Co. law firm who specializes in commercial property appeals, said the lower ratio continues to be a big factor in assessment challenges. 'Fresh appeals probably are going to be driven by a significant drop in the common level ratio from last year, she said. Ms. DiPaolo said another factor is 'protective appeals' — meaning those filed by commercial property owners who are still waiting for decisions on 2022 or 2023 appeals. They wanted to make sure that they get the 54.5% ratio for 2024, she said." This continues to be more and more difficult due to rapidly rising costs including prescriptions and health care, property taxes and food. Now we are seeing rapidly rising utility costs, including natural gas and water/sewer service. The cost for water/sewer service provided by privately owned for profit corporations (Regulated monopolies), some as large as $2 Billion in annual revenue, is significantly higher than for municipal owned water and sewer service. The Illinois Commerce Commission needs to protect the consumer from these unreasonable rate hike requests.

Sometimes I feel just so angry at the ignorance of our politicians....so I reached out. Dear Roger, Thank you for reaching out to Representative Schuette’s office regarding the Governor’s proposed manifold increase in tipping fees. I have communicated your thoughts to Representative Schuette for his consideration. While the issue of preventing out of state dumping remains complicated by the supreme court case classifying the transportation of solid waste as interstate commerce and therefore untouchable by state law, jacking up rates on Michiganders is not the solutions. The Governor’s proposal would cost Midland Public Schools alone in excess of $200,000 annually. That kind of burden is unacceptable. Michigan has more than enough landfill capacity to take the time to find a solution to this issue that doesn’t involve dramatically increasing costs for Michigan schools, businesses and taxpayers. Again, thank you for taking the time to contact us. Please do not hesitate to reach out again with your input or for help with a state agency. I realize this change will result in higher costs...What doesn't these days? The wholesale right off of any other way to reimburse, exempt municipalities from the pain or any other worthwhile solution is so typical of our current crop of totally inefficient representatives. A recent article in the Post and Courier, described the political headwinds that took place during the August 26 joint meeting of Greenville County Council and the Planning Commission as they discussed the proposed Unified Development Ordinance (UDO). The UDO combines zoning and land development regulations, as well as several other ordinances, into a single document. It introduces changes to modernize regulations, implement best practices, and help achieve the vision of Plan Greenville County, the county’s 2019 comprehensive plan. As we mentioned in our last post, the County is currently starting the 5-year review process of its comprehensive plan. After more than four years in process — and considering the rapid pace at which development continues to unfold — the time is now for County Council to adopt the UDO.
