Construction of super towers taking place everywhere, refurbishments and extension to existing buildings all enable this attraction and growth to a great city. How will mobile networks perform, catering for 3 times more people? Particularly in buildings! Does the commercial and inner city residential buildings begin to suffer? Today we officially launched an international pattern book design competition allowing architects and architecture students from around the world to design the future face of Sydney and NSW while speeding up the delivery of new homes. Housing remains the single biggest cost of living pressure for people across NSW and this competition will mean the winning designs used by developers will have access to an accelerated approval pathway. The accelerated pathway will allow builders to have homes approved and built faster, providing homes to those who need them sooner. In the strange-crazy days that are passing us, between the personal uncertainty, and the general lack of clarity, I remembered that the profession I chose to pursue is an optimistic one. Architect Daniel Libeskind said "Architecture is a humanistic act. It's not a question of how many buildings you build. Therefore it requires many aspects of knowledge. You have to know the history, the philosophy, you have to understand people." And I add to his words, because today's architecture shapes tomorrow's lifestyle. It builds buildings that will serve the public for many decades and even hundreds of years to come. It's good that I remembered this, when everything around is pessimistic and gloomy. Our employees Hal Mellen and Alessandro Venerandi noted 4 main takeaways from the launch event at the V&A in Dundee on the 19th April: 🏢 Densities ranging from 50 to 90 people per hectare (depending on connectivity) are necessary to establish the critical mass needed to support facilities within a 10-minute walking radius. This equates to roughly 25-45 dwellings per hectare. An achievable target but higher than the typical delivery of house across the country. ✨ It’s not just about quantity, quality is important too. There is no benefit in living close to doctors’ surgery if you can’t get an appointment. For this reason, qualitative assessments must be tied to quantitative ones in the delivery of 20 minute neighbourhoods. 🏘️ Achieving 20 minute neighbourhoods in rural locations can be difficult since there won’t be the critical mass of people needed to support certain facilities. In these instances, villages and hamlets should be grouped and connected by high quality active travel infrastructure and public transport links. ↩️ Feedback loops are essential for delivery. Unless a public body acts as an arbiter for the policy and tracks progress towards its achievement over time, walkable places that support sustainable lifestyles won’t be realised.
