#Toronto Approves Revised Plans For Wilson Heights 'Housing Now' Site #Toronto City Council meeting, councillors approved the Zoning By-law Amendment application for Block 1 of 50 Wilson Heights Boulevard — one portion of a larger City-led Housing Now initiative to deliver 1,484 new #residential units, including 520 #affordable #rentals, to Wilson Avenue and Allen Road. Led by the City's real estate agency, CreateTO, the eight-acre community aims to replace an underused surface-level TTC commuter parking lot with affordable, market rental, and ownership homes in close proximity to Wilson Station. Block 1, which is being developed by Greenwin Corp. and Tridel, and designed by Kirkor Architects and Planners, is located on the western portion of the site, edging onto Allen Road and Wilson Avenue and spanning 42,518 sq. ft. This section of the master-planned community is envisioned as a mixed-use development, alongside Block 2, with the rest being primarily residential buildings. Carlyle Communities Projects Move Forward Over 2 Years After Proposal #Toronto-based developer Carlyle Communities is ringing in the New Year with two settlement offer approvals for separate Toronto #developments. The projects, which have both been in the works for over two years, have faced various setbacks including a mid-application #heritage designation, planned road extensions, and market and policy changes. New plans take the building height from 49 to 62 storeys and the unit count from 439, including 36 #rental replacement units, to 520 units with 4% #affordable housing in an in-kind contribution. In order to satisfy conservation concerns, the intent is now to retain, in-situ, a portion of the east elevation of 33 Maitland and rebuild the north and partial west elevations, in place of demolition. Additionally, the #developer has agreed to rebuild the east elevation of the rear additions of 37 Maitland. Updated renderings have yet to be shared, but original conceptualizations provide a general idea of what the #development could look like, with chic designs from BDP Quadrangle that prioritize heritage integration. Over 1,100 #rental homes in two towers up to 54 storeys proposed for the north end of Burrard Bridge in downtown #Vancouver Designed by Diamond Schmitt Architects and PWL Partnership Landscape Architects Inc., the proposal calls for two new high-rise towers — a 40-storey west tower (closest to the bridge) and a 54-storey east tower (next to the intersection of Howe and Pacific streets). The tallest tower would reach a height of 534 ft (163 metres). The proposal features 1,136 middle-income, secured purpose-built market #rental homes, aligning with the municipal government’s strategy to redevelop select under-utilized City-owned properties into market housing. This approach serves the dual purpose of addressing housing needs for working people, while generating additional revenue to help ease the reliance on property tax increases. About 11,400 sq ft of #commercial #retail/restaurant space would activate the edges of the complex fronting Pacific Street and the footings of the Burrard Street Bridge. 2,000 #residential units planned for #Burlington high-rise #development The proposal for Fairview Street and Oval Court (north side of Fairview between Appleby Line and Sherwood Forest Park) calls for eight condo towers ranging from 11 to 30 storeys and containing almost 2,000 #residential units. To be built in stages, the plan also calls for #3retail and #office space, a #library, #daycare and lots of greenery. A pedestrian bridge is also planned to take the condo dwellers across Appleby Creek to the Appleby GO Transit station. Now that developers have officially applied to proceed, the project is being reviewed by #Burlington’s planning department and will be the topic of a public meeting scheduled for next month. At the meeting, city planners are expected to talk about how they expect the project will come to fruition. While the project could bring as many as 4,000 new residents to the area and help #Burlington meet its housing objectives, like any #development of this size it has brought out many detractor.
