What was initially planned as just a parking garage has evolved into The Franklin at 11th Street Station.
The South Shore stop will include retail and public space as well as apartments as another avenue to add housing to our community.

This is four minutes well worth your time. This deputation by Mark Richardson and Naama Blonder of HousingNowTO lauds a new redevelopment that is finally getting closer to reality in Etobicoke. The deputation tells three important stories:
1. The power of civic action. The volunteers of HousingNowTO were instrumental in getting the number of new homes that will be built on this site INCREASED (yaay . not decreased) by 13%. By advocating for the logic of increasing density around transit hubs, another 165 households will have a home.
2. The power of density bonusing (and other government fee waivers, etc.) to make more deeply affordable housing possible.
3. The work still to be done to develop better approaches to break the logjams that all of us experience when trying to get projects through approvals ... so that projects like this don't take more than 5 years to get underway .... and relatively minor but multi-jurisdictional considerations don't relegate housing to being the last priority on the list.
Bravo to HousingNowTO, City of Toronto, CreateTO and all the others who have worked so hard to push this project forward.
John Smolak - At over $606K per unit, I do hope no government funding, tax credits or other government incentives were provided for this project! And if so, at what cost to the community in exchange for a few affordable housing units which may a short affordability period.

Veteran Housing Corp demands transparency and every local, state, and federal government agency and other stakeholders MUST provide answers to questions about the housing projects that are built with government funding, subsidies, tax credits, or incentives, including the following:
1. How much funding, federal tax credits, or government benefits or incentives from all government sources did the projects receive?
2. What is the affordability period for each project?
3. What guarantees exist that tenants will not be displaced after the "affordability period expires?
Every local, state, and federal housing authority and affordable or workforce housing stakeholder should adopt the State of Vermont's "permanent affordability" policy as a model for all future government funded or subsidized housing projects or developments, no exceptions!

In order to combat the housing crisis in Salford, Onward Homes and Salford Council have joined forces to create sustainable, community-focused spaces that people will be proud to call home.
It’s a modern, forward-thinking approach that ticks all the right boxes.
In today’s world, energy-efficient designs aren’t just a bonus, they’re a necessity.
This development is not just looking at the here and now; it is considering accessibility, convenience, and how these homes will fit into the broader community.
What’s also fantastic is how this project is set to rejuvenate the local area. Turning underutilised spaces into vibrant residential communities that can be used by all.

In my opinion, it is wrong to automatically assume every HMO landlord is potentially rogue, and also, that every Co-Living operator is providing a good service to tenants.
Surely we have moved on from the HMO and landlord bashing to promote BTR, PBSA or Co-Living?
