In this conversation, Josh Kahr speaks with John Allen, founder and president of Streamline Development Group. They discuss John's unconventional route into real estate development and the focus of Streamline Development on urban infill projects in San Diego. They also explore the high demand for rental properties in San Diego, the presence of national players in the market, and the challenges of finding development sites. John shares insights into the legislative edge that Streamline Development has in shaping upcoming regulations and their plans for future growth and expansion, including a focus on middle-income housing. They also discuss how sometimes historic preservation can be used as a barrier to development, and how their perspective as a local player differs from the national development firms.

It feels like we’ve been planning this panel for 18 months (wait! we have been planning it this long). But the day is tomorrow and the event is sold out. Missing Middle development is like Walkability. It’s how our cities were created. It’s the bones of every beloved neighborhood in Denver. Yet, like all other successful city building blocks it has been engineered out, zoned out, priced out, and deemed illegal. Tomorrow we will unpack why that is and how to bring it back. I only hope that the new Denver administration and the City Council act on the 2019 Blueprint Denver policy recommendations and implement Missing Middle housing throughout the city. #CityForAll https://lnkd.in/gTpPtsQM

Renaissance through Redevelopment I recently had the opportunity to briefly visit two communities where their downtowns have undergone fairly dramatic turn-arounds. Each community was quite different from the other but they shared some characteristics in common. Locally owned businesses were clearly driving the renaissance, adaptive reuse and historic preservation were key – most certainly fueled by use of historic tax credits, brownfield redevelopment was essential – most certainly fueled by use of brownfields funding through the EPA, retention of the urban development pattern, introduction of high-quality open space and recreation, downtown efforts were part of a larger strategic vision for the community, strong support from the local government and collaboration with state and federal partners. In each of these instances, the new development, redevelopment and public and private investment has generated new economic activity, enhanced community vitality and produced a high quality sense of place that has increased the quality of life for all in the community and will shape opportunity for the community and region for years to come. What’s especially cool, is that this approach is one followed by communities across the nation of all shapes and sizes and has been instrumental in the rebirth of places long forgotten by many. It is a good time to check out some of these types of places – you might be pleasantly surprised.

After City of Rochester , Ville de Paris 🧐😉 How remove an inner loop like a « périphérique » ? "When we were talking about this project a decade ago, it was in economic terms, pure benefit cost: Remove this highway, generate investment, benefits outweigh the costs by more than 2-to-1." Now, the conversation is "much more socially oriented. What impacts have these highways had on communities? What can be done to reverse that? How do we heal wounds and restore trust?" On top of a $75 million, 90,000-square-foot museum expansion completed last summer, 238 apartments, over 100 of which are for people making between 60% to 80% area median income, and 126-room Hampton Inn by Hilton hotel. Creative solutions are necessary in tough markets - idea sharing like this is key to unlocking housing growth. Cities need to abandon outdated and exclusionary zoning laws to enable higher density in residential neighborhoods, check this out in Atlanta...curious about ideas coming out of other cities. #realestatedevelopment #housing #placemaking #cities #urbandevelopment #community #ideas #impact #zoning #realestate
There are so many possibilities for more creative, attainable ways to provide housing. Our exclusionary zoning is one of the first barriers that needs to be rethought. But amazingly, Atlanta offers some really interesting infill possibilities in the incremental build-to-rent space. https://lnkd.in/eKyPQmFr
