Just a taste of the fantastic past few days at Urban living news festival. Great start to proceedings on Day 1 with tours of the breathtaking Kimpton Fitzroy London, Scape Bloomsbury PBSA, LABS and Uncommon coworking spaces. Day 2 provided an array of talks, and we were proud to see our very own Christopher Wilson, chair the panel on “The Road Map to Net Zero in Construction and Operations.” This discussion would have been nothing without the brilliant panellists: Sophie Goddard, Director of Sustainability, Canary Wharf Group Gilbert Lennox-King, CEO, Construction Carbon Lucy Eaglesfield, Head of Sustainability, Lamington Group | B Corp™. The session opened with an acknowledgement of the work that needs to be done to get on track with the UK Green Building Council (UKGBC) RoadMap. Some of the highlights from the panel are outlined below: Impact of sustainability on asset values: Sustainability is no longer just a “nice-to-have” but a key factor in decisions for a number of organisations. Sophie shared some excellent insights into quite how embedded sustainability is in financial decisions CWG are making. Examples such as the partnership between M&G Investments and Greencore Homes were brought-up highlighting clients choosing the sustainable option because it is the right thing to do - often leading to cost parity in the long run. Supply chain transparency: Lucy shared the challenges of transparency of data throughout the supply chain - to the extent that they have ended up manufacturing certain items in-house. Echoing the importance of the work Gilbert and Christopher Hughes are doing in bringing more transparency of carbon data for schemes. Urgent need to share and adopt innovative approaches: Sophie shared the example of the recycled concrete used at the Wood Wharf site (a fantastic case study I recommend looking at). In order for these new approaches to have the impact needed there needs to be widespread adoption and sharing of knowledge, whether this is the circularity that both Iterum and Material Index partake in, or the partnerships formed with Holcim and CWG. Something we have no doubt Sophie will be spearheading in her new role with the British Property Federation. Policy change and the NetZero Carbon Building Standard: Policy will play a key part in forcing change, although earlier in the day concerns were noted by Lizzie Breckner on the impact some of these changes will have on the supply of housing stock (some 60% of PRS properties needing upgrades to meet EPC C by 2030). The highly anticipated Net Zero Carbon Buildings Standard was really at the forefront throughout the talk and there is a real hope that this will provide clarity for the sector to start making meaningful changes. Today, the world's largest Green Steelworks are under construction in Sweden. "In the context of workplace projects, we’ve seen how — near domestic-level — restrictions on energy usage mean that designers are unable to specify catering facilities, meeting room screens, or enough desktop amenities for their teams to do their jobs, reaching a point where green credentials are being pursued at the cost of functionality. If as a result, we’re bringing spaces to market that people won’t want to use, then we are knowingly undermining the sustainability of our ‘greenest’ buildings before they’re even built." "We must confront a reality that is often ignored: the most sustainable building is not simply the one with the greenest credentials, but the one that’s bustling with activity. Why applaud a building that’s used only 40% of the time just because it meets high environmental standards? From both an embodied carbon and operational energy perspective, this is a colossal waste of resources.
