It really isn’t just about the ground floor window when it comes to attracting retailers into new developments. Retailers and restaurateurs are creative entrepreneurs that appreciate inspired architecture. In modern residential towers this can be hard to achieve when uniformity often dictates the exterior. Adding an icon, a totem or just an Instagramable feature can make a difference. Developers of large, mixed use projects are giving an increased level of focus to their “ground floor” spaces. They are after all the front door to all developments. Attracting the right occupiers into such spaces, that are going to be of benefit to the residents or office occupiers above is not straight forward, particularly if they already have negative feelings towards occupying a “concrete box”. An ambitious, aspirational design to the overall development can be very persuasive, to the extent that the retailer will actively seek to be associated with it. 'Third spaces' like markets provide an important social and entrepreneurial value to the neighbourhood Heaped plates of Columbian stews, cheap phone cases, £1 vegetable bowls and small nail salons; the Nag’s Head is a thriving covered market in Seven Sisters, north London, that has been serving its local community for over 30 years. Tasked with retaining the existing character of the market while delivering much-needed strategic interventions, architecture practice Office S&M has delivered a celebratory renovation that looks to secure the Nag’s Head’s continued existence in a rapidly changing area. The studio was originally commissioned by Finsbury Park in 2016 to support existing traders with visual merchandising, but its relationship with the market developed outside of the standard architect/client brief. "The market was a really key location in the area;’ says practice co-founder Hugh McEwen. "But it wasn’t doing things as well as it could for either the traders or the local community. This is what I'm talking about my biophilic friends. 🙁 I have often mentioned in conversations I've had with Nuria Muñoz Arce, Sophie Lacey and Catalina Zabala, about how disappointing Seattle architecture is. It's as far removed from biophilic design as one can get. And it's just ugly. (Though it has its moments at dusk with the reflective contrast of the deep blue/black sky). I was at the top of the hill in my neighborhood and thought I'd share the view. This photo is the new downtown (mostly in Amazon's neighborhood) What do you think? Seattle is a beautiful, lush natural environment. Was this design meant to contrast this with cold reflective glass and steel? Not even mildly interesting. One critic calls this barcode architecture. 𝄃𝄃𝄂𝄂𝄀𝄁𝄃𝄂𝄂𝄃 Most of these buildings were built in the last 6 years. They could have done better. The surrounding, new 2 to 3 story retail, townhouses and apartment buildings aren't much better. Little square box on a larger square box on a larger square box. I love Seattle. Though these new buildings are nothing less than pathetic. Maybe I shouldn't be so critical. Somebody must like this. PS: Any direction from downtown is lush, water, hills, mountain views - and rather awesome.
