In 2012, St Francis Group and ALMCOR formed a new joint venture and took the bold step of acquiring Horizon 29, a former Coalite manufacturing plant and a highly contaminated and complex brownfield site. The site was expertly remediated by DSM Demolition who worked meticulously under the guidance of the Environment Agency and the Local Authority. Fast forward to Q4 2021, when a significant milestone was achieved, as a large portion of Horizon 29 was sold to Bentall Green Oak & Equation Properties, who began construction in Q3 2022 of new warehouse and logistics buildings, driving forward the site's transformation and regeneration. Simultaneously, the Joint Venture committed to deliver new offices and a state-of-the-art warehouse for Peak Pharmacy, and in Q2 2022 construction began. By Q2 2023, these facilities were completed, marking another significant achievement for Horizon 29. Further enabling works have been instrumental in this journey, including a S278 Agreement with Derbyshire County Council, a S104 Agreement with Yorkshire Water, and comprehensive improvements to the local utilities network. These efforts have ensured that Horizon 29 is not only ready for today but is well prepared for the future. Phase 1 at Horizon 29 is already above 50% occupancy and stands as a beacon of what can be accomplished through vision, partnership, and perseverance, and there are more exciting opportunities to be a part of. For occupiers seeking either land or a build to suit opportunity, we have over 12 acres coming forward on Plot 4c. Marketing of this exciting opportunity will commence in Q3 2024. I am not sure about the headline — but yes, we need to continue investing in and developing our offsite manufacturing capabilities in Queensland, at scale. The commitment of 600 volumetric modular homes by the end of this year is a good start, but we really need that commitment to be in the thousands. Industry is telling us “it’s all about volume and through put.” We won't be able to achieve our target of one million homes solely through traditional construction. Therefore, the quicker governments can transition to scaling up through modern and smarter building methods, the better. 🗳️🏠 Our State Election Platform is calling for rapidly expanding the State’s MMC modular housing program, in partnership with industry; and, aiding the building and construction industry in its transition to a future industrialised manufacturing. State and territory building ministers met recently to discuss a range of topics including the shift towards achieving net zero, NCC 2025, and pre-fabricated housing. The discussion about pre-fabrication is particularly noteworthy, especially since it coincides with the Prime Minister's recent announcement regarding advanced manufacturing in Australia. 🏗️ 🏠 https://lnkd.in/gj3JaNEV Property Council of Australia chief, Mike Zorbas pointed out that industrialised construction is an excellent opportunity for Australia, but requires scalability. He emphasised the need for innovation, investment, and secure demand pipelines, especially during a time of increased construction, land, and capital costs. We agree. There are already many early adopters in #MMC here in Australia, but to capitalise on this opportunity at scale, we need greater support for industry now. This requires further government subsidy, support, and investment, just like any other innovation curve. It also requires further demonstration and pilot projects at key sites across the state and the country to prove what's possible, both in terms of volumetric and prefabricated components. This can be achieved either through direct investment, subsidies and incentives in design and procurement, or a combination. 🏡 What are the benefits right now? Speed. Not cost. 🏠 🏡 What are the benefits long term? Speed, cost, diversity of workforce, security over delivery timeframes. Just to name a few. It’s certainly an exciting space, and if we end up at the forefront of it, presents a significant opportunity to tackle future housing supply challenges. At the very least, it will enhance the supply chain resilience and responsiveness. Something we have witnessed the fragility of since covid. Post completion of the remediation contract with HBD during 2024, Mitchell Design and Construction Ltd are pleased to announce the commencement of the main contract works with HBD and their JV partner Feldberg Capital at INTER, Tewin Road, Welwyn Garden City. “ORIGIN” is the new partnership that will bring forward high specification, sustainable, speculative industrial logistic units to the market place throughout the UK. Welwyn Garden City is one of the first schemes to be constructed under this joint venture. The contract is to build a new 6,619m2 industrial logistics building, sub divided into 3 units, each with their own self-contained fully fitted offices. The units will become available during Q4 2025.
