Studio Egret West attended the launch of “City on the Beach”, in Swansea, when Urban Splash and Swansea Council shared a sketchbook for a vibrant and reimagined Swansea. We are proud to be supporting Urban Splash in their 20 year partnership agreement with City & County of Swansea across seven strategic sites. Each site is delivered in partnership with contributions from a number of different designers including Studio Egret West, Rural Office, Shed KM, ACME, AHMM, FCBS, Loyn+Co and Grant Associates. Together these add up to a wider unifying narrative for Swansea, where quality of life, health and wellbeing, fairness and shared prosperity define what makes the City a great place to live, to work and do business and to visit and enjoy. Studio Egret West is the masterplanning architect and landscape architect for the “City Waterfront”, a world class destination and a new waterfront district for Swansea, where the city meets the beach. Sitting at the end of the newly created Ffordd I’r Môr (“Route to the Sea”) connecting the city centre and Arena directly to the beach, the reinvented and repurposed Civic Centre building will form the centrepiece of a new district buzzing with places to eat, drink and entertain including 150,000 sqft of commercial space, an aquarium, a hotel and up to 600 homes. We are also developing a new strategic spatial framework and development vision for Hafod Copperworks, a beautiful historic site on the banks of the River Tawe close to Swansea.com stadium and Morfa Retail Park. Planning Permission Granted for Residential Annexe in Winchester We are happy to share that we have achieved planning permission, via delegated powers for the extension of an existing double garage to create an annexe. Our Clients approached us after having seen another of our built projects locally. Their brief was to create additional / overflow accommodation which could be used for visiting family members, home-working space or more permanent accommodation for a parent/parents, should the need arise in the future. The project retains the existing double garage and adds a two-storey rear extension, plus the raising and re-orientating of the roof to create a mezzanine above the garage space. When designing this project, we gave great consideration towards overshadowing and privacy, ensuring that we tried and tested different forms for the structure of the new build elements; mitigating any concerns about the impact of the proposal on the amenities of neighbours. This is our third project in Winchester which enlarges a garage to create additional accommodation, and one of many #contemporaryoutbuilding projects we have carried out. When Aroland commissioned a scheme by Eric Parry at No. 1 Undersghaft, the resulting design successfully emulated the calming effect of its predecessor, its rectangular geometry was confined more or less to the footprint of the original. Parry’s sleek obelisk, tapering gently towards the top as an elegant apex to the Eastern Cluster, was supported by Historic England and approved by City Planners in 2016. A shame, then, that things did not stop there. Now the developers have ambitions for an even bigger building. Height is limited by the western approach to London City Airport, so the search for yet more floorspace pushes the footprint well forward into St. Helen's piazza and the revised tower design steps back to the north as it rises. To compensate for the loss of public open space, the developers propose elevated gardens at each set back, the lowest of which, ten floors above ground, projects forward as a huge cantilever overhanging the much-diminished public space below. Instead of cool Miesian geometry creating a sense of calm amongst its stylistically diverse neighbours, this structure only adds discord. Heritage significance is very heavily impacted by setting. Think of cities as theatre, so that if we destroy the mise en scène of a historic asset, its meaning drains away. In just this way, over-sailed by a huge cantilever, the medieval tower of St Andrew Undershaft no longer reaches for the heavens, becomes critically diminished, and the Grade I listed church loses the status it has enjoyed for half a millennium. Heritage adds value; it is an asset, not an obstacle in the creation of wealth and wellbeing. The enjoyment of open air and the extraordinary catalogue of listed heritage visible from St. Helen’s Piazza is surely worth more than the extra square feet of lettable floorspace in a building that threatens to consume it at ground level and block out the sky above.

As trailblazers spearheading new ways to breathe new life into upper floors on Union Street, Aberdeen Inspired is delighted to see further examples of the concept taking traction, with more plans announced for plush apartment conversions on the Granite Mile. Planning and listed building approval has been given to convert floors above the Tag Heuer shop at 130 Union Street into three three-bed flats with the attic transformed into a two-bed home, after the visionary plans were submitted to the city council by Tinto Architecture. TINTO Architecture were commissioned to deliver the design and secure consents by building owners, Pilgrim Ventures Ltd, which is led by prominent Aberdeen business leader, Iain Moir. It comes after six new luxury flats were unveiled above the Santander bank on Union Street by the Cater Group earlier this month. Aberdeen Inspired has commissioned High Street expert Iain Nicholson MIPM to prepare a report on how to bring the un- and underused upper floors on Union Street back into use, including a mix of housing, arts and craft, creative culture, leisure, education and healthy. Adrian Watson, chief executive of Aberdeen Inspired, said: “The securing of planning and listed consent on the project at 130 Union Street has been possible thanks to genuine collaboration between the owner, designers and the planning authority and is an excellent example to others of how an owner of an underused upper floor space can reactivate their spaces and contribute positively toward the wider transformation of our city centre.” “The importance of our Upper Floors study and its ambitions are underlined by the fact we are seeing exciting transformations taking place. The Lime Street redevelopment in Liverpool has won the Carbuncle Cup for the UK's worst building. While design awards often celebrate the best in innovation and aesthetics, the Carbuncle Cup serves as a reminder of the impact of less favorable design choices. Given annually, originally by Building Design, and since 2024 by The Fence, to "the ugliest building in the United Kingdom completed in the last 12 months". "A bunch of developers have been allowed to knock down a happy, eclectic row of buildings – including the much-loved, sorely-missed Futurist cinema – and replaced it with such nothingness," said Architectural Record contributor and jury chair Tim Abrahams. "Such banality that their only option is to cover it with a screen, upon which they have drawn portraits of those same old demolished buildings." Though thought harsh by some, the carbuncle cup holds architects and developers accountable for their contributions to the built environment. Stephen George + Partners (SGP) is delighted to see the The Arch Company's commencement of work on transforming four dilapidated railway arches on America Street, Southwark. SGP's design combines technical expertise with historic building experience to create contemporary spaces, which nod to the industrial heritage of the arches. Located in an area undergoing significant renewal and encompassing the Low Line urban regeneration initiative, the America Street scheme will transform previously unloved arches into contemporary spaces for new leisure, food and drink and retail businesses. Santosh Patel from Pick Everard highlights the project's significance in fostering a vibrant cultural hub. Principal Architectural Technologist, Josh White, emphasises the aim for pedestrianisation and integration with the local milieu. Alan Soper, Studio Director at SGP, underscores the project's transformative potential and commitment to local revitalisation efforts. Craig McWilliam, Chief Executive at The Arch Company, said: “We’re investing £2.5m into these spaces to provide much-needed additional commercial space suitable for leisure use. Repurposing these arches is part of our ongoing programme to create fit-for-purpose spaces in which businesses can thrive. The America Street project is just one of over ten such projects for which SGP has been commissioned to develop designs. Two schemes have recently achieved planning consent in Manchester, whilst elsewhere in London Crucifix Lane and Witan Street are progressing on site. Revised Design For 4006 N Sheridan Rd at Irving Park Rd/Sheridan Do you know the corner of Irving Park Rd and Sheridan Rd where the Holiday Club is? Where the CTA Red Line Sheridan station is? Updated details have been revealed for the mixed-use development, at 4006 N Sheridan Road, in Buena Park, that may replace it. The project will be 7-stories, roughly 86-feet in height, and will remove multiple commercial spaces and residences with affordable rent prices. The 2023 proposal has received a few updates and an antipated schedule. Originally the ground level was to include over 3,000 square-feet of commercial space along the corner and an indoor garage to provide for 36-vehicle parking spaces. The revised design will now only feature 2,000 square-feet of commercial space and an enlarged 38-vehicle parking garage. The second of our 2 nominees for the 2024 @aiaeb Design Awards is not a single project but a design system for missing middle housing. We were able to effectively quintuple density by creating townhomes that effectively consisted of 5 studio apartments each (getting a sink in the bedroom is a trick!). We were also able to reduce parking /6 with this method (+bike parking). From the submission: “A systematic approach to tackling the housing crisis through a deployable, cost-effective design was Implemented across multiple sites. These included ArtHouse Six and ArtHouse Magnolia in Oakland. The system has proven its potential to reduce housing costs by increasing production, offering an innovative solution that can be replicated across other sites to meet the growing demand for affordable housing. Both sites deliver a mix of suites featuring private kitchenettes, storage, and natural light, designed to support both comfort and affordability. The projects prioritize community with shared spaces that foster connection among residents, promoting a sense of belonging.” Winners to be announced next week!
