It was great attending day 1 of the Net Zero Festival at the Business Design Centre. Lovely to bump into London National Park City Trustee David Cope, and dose up on #inspiration in the #climateadaptation and #climatemitigation space. Here are just a few standout comments: 💡Joe Smith of the Royal Geographical Society (with IBG) argued that: "Climate change reminds us we're in a relationship with nature." 💡Noora Firaq 🇬🇧 🇲🇻 of Climate Outreach prompted us to question: "What is the low-carbon lifestyle that I can live within my own means?". 💡Timo Boldt of Gousto revealed how the company had employed subtle behavioural change nudges (often unnoticeable) to steer customers towards more #sustainable food choices. 💡Christopher Hammond of the UK100 called for "clear local delivery frameworks" on #netzero, while praising the many local authorities who have already put #netzero plans and pathways in place. 🏠 👇 💡Emma Howard Boyd CBE of the London Climate Resilience Review and ClientEarth argued that "we're either building in resilience or locking in vulnerability", emphasising that we need to ensure our places are fit for people today. 💡Karl Limbert of EQUANS outlined that the two biggest risks facing asset owners are overheating (thermal discomfort) and extreme precipitation, while making it clear that you can't "disconnect adaptation and mitigation" when looking to address this and other climate challenges. 💡Audrey Nugent of the World Green Building Council revealed that in the Global North we have a #retrofitting challenge, while in the Global South there are challenges relating to an exponential increase in floor space. Nothing energizes me like being surrounded by change-makers in sustainability - #ClimateWeek never disappoints in providing these surges of energy. Kudos to C40 Cities and Urban Partners on hosting an amazing event and curating an inspiring line-up of speakers leading the charge on driving climate action in the built environment across buildings, neighborhoods, and cities. Three big points that stuck with me after this event: - We need to change our mindset to being net positive vs just focusing on reductions/net zero. The real estate industry is lagging behind others in this regard. - The real estate industry has a massive opportunity ahead to meet the demand for more sustainable buildings, but if we keep moving at this glacial pace toward making that happen, we're going to be forced there by regulation. - It is critical that the public and private sectors collaborate on driving sustainability outcomes in the built environment - it doesn't seem like we have the capital solution within those sectors individually do the work that needs to be done.

Today's consumers are more focused than ever on making sustainable choices. Residents want to live in sustainable buildings but, unlike other folks within the real estate ecosystem, they don't face imperatives driven by regulation or net zero pledges. Plus, with rent and overall cost of living as high as it is, the proposition of paying more to live in a sustainable building comes with a complicated set of considerations. So, what choices can owners and operators of real estate that center sustainability in order to attract and retain residents, while driving returns and NOI?
