The City of Surrey has released a corporate report introducing the rezoning of 70,000+ lots in Surrey. There are a lot of changes and credit needs to be given to City staff and planners who were able to make these changes on a short timeline. Once approved by council, key changes will be as follows: - 15 existing single-family zones are being deleted and replaced with 9 new zones (RA, R1, R2, R2-O, R3, R4, R5, R5-S, R6) - Depending on the zoning, lot size, and shape you can potentially build garden suites, coach homes, duplexes, or houseplexes. A former industrial power station site in Downingtown is being transformed into a new town center. Improvements will include a new SEPTA rail station in combination with a mixed-use retail and apartment complex that will grace a new regional park along the Brandywine River. CVDA was requested to revise the proposed Town Center Plan to enhance placemaking, walkability, and to create an exciting landscape character that would help define the new development to promote walkability and placemaking. A recreation amenity package and an overall park plan for the area along the Brandywine River were developed to promote the natural features of the existing wooded landscape. Stormwater management was integrated seamlessly into the park and open space amenity areas. Two more examples of gentle density from Hamilton's lower city and one example of a commercial to residential loft conversion from the heart of downtown. The first two are buildings that have been sharing their streets with single-family homes for more than a Century. These buildings are part of the character of these neighbourhoods while also happening to provide much-needed housing. While the third is a The Hamilton Spectator warehouse building in the middle of Hamilton's downtown that was converted into residential lofts, with an addition to provide extra units with rooftop balconies.
