The City of Surrey has released a corporate report introducing the rezoning of 70,000+ lots in Surrey. There are a lot of changes and credit needs to be given to City staff and planners who were able to make these changes on a short timeline. Once approved by council, key changes will be as follows: - 15 existing single-family zones are being deleted and replaced with 9 new zones (RA, R1, R2, R2-O, R3, R4, R5, R5-S, R6) - Depending on the zoning, lot size, and shape you can potentially build garden suites, coach homes, duplexes, or houseplexes. Wonderful to see the next phase of PTE designed infil developments with 14 low energy council homes taking shape. Despite being challenging infil sites, the designs make use of our standardised housetypes, helping to manage costs and simplify construction - making this type of site more viable. As well as providing more council homes, the finished schemes will improve urban design and natural surveillance to the surrounding streets and green spaces. We know there is no one-size-fits-all solution to the housing crisis but we think this kind of repeatable intelligent infil is an important tool in the box. Providing more homes in already developed areas improves densities that help to support local services. Also, as I said in a talk I gave last week, make better use of the space you’ve got - and it’s another green field saved 🌳
At Aragon Close and Sackville Close, we are replacing existing garages and hard standing at each development with seven new two bedroom, low-carbon council homes, designed using Passivhaus principles. The homes will have very low energy use and heating costs, with thick highly insulated walls and gas-free heating. The developments will also provide car parking, landscaping, and cycle storage. Big day for Big Options in Central Florida… I’m talking about BIG BOX #warehouses! Space over 250,000 sf is where #deals could happen. #Subleases are coming to market in a variety of ranges. This will keep rates subdued until the ones with pain get some relief first. It’ll be competitive for the first few deals that show strong #demand, and if the economy gains strength in a #recovery and the #consumer starts shopping again then this pace will pick up and #absorption could suck up these options. The layers of #vacancy are important to break down. Just because there’s a million square foot building available it doesn’t mean a 250,000 - 300,000 sf deal will fit the building or its exit plan. It gets much more specific in these larger sizes and the buildings were developed for more specific uses and occupants. You have to look at the layers in terms of SF ranges.
