Here's what's planned: Rezoning approved for up to 13-story buildings Mixed-use plan: 4 residential buildings, 3 office buildings, restaurants, and services 2,000 spaces of underground parking 4 acres of open space Widened walking and biking paths along the creek 12% affordable housing for those making 60% of area median income The project aims to transform what's currently Elway's steakhouse, a running store, and a large parking lot. The company spearheading a redevelopment project exceeding $1 billion in Denver's Cherry Creek commercial district has unveiled updated renderings and new details, highlighting the planned walkability and outdoor spaces of the area. East West Partners is navigating Denver's planning and permitting process to transform a nearly 13-acre property located at East 1st Avenue and University Boulevard. This site, currently occupied by steakhouse Elway’s, a running store, and a large parking lot, will be redeveloped into Cherry Creek West, a project first announced in the fall of 2021. The proposed SoLa development in Michigan City raises significant concerns about its location and impact on the lakefront. As a lifelong resident of the region, I believe development of this size, so close to Lake Michigan, risks compromising the area’s natural beauty, public access, and community identity. Daniel Burnham, in his 1909 Plan, said, “The lakefront by right belongs to the people… not a foot of its shores should be appropriated to the exclusion of the people.” This principle reminds us that the lakefront should remain open, accessible, and preserved for everyone—not dominated by towering structures that prioritize private interests. SoLa’s design also prompts another question: why was a Chicago firm chosen for this project when so many talented local firms from Northwest Indiana could have been involved? Local firms would bring a deeper understanding of the community’s needs, values, and character. Michigan City deserves thoughtful, inclusive growth, but not at the expense of its heritage or lakefront access. Look what is possible on less than 1/2 an acre in Edmond, Oklahoma. Developed by the Switchgrass Capital team, same team who did The Lark - a small cottage community - this is an excellent example of small lot (less than 1/2 an acre!) incremental development, bringing small 10-foot-wide townhomes, and mixed use commercial and service retail to the core of this small town. Very cool lessons here and I can't help but think this could be a module that would work to activate the core of suburban communities too and bring a little urban to the suburbs as my friends Scott Snodgrass and Clayton Garrett preach - and are doing in Houston.
