The Highland Council recently confirmed the Section 75 Agreement for new homes in Conon Bridge, allowing Tulloch Homes to proceed with their approved plans to deliver 160 private and affordable homes in the area. As the project architects, Bracewell Stirling Consulting has been integral to the design and planning process, working as part of a team with engineers, transport consultants, ecologists, and landscape architects. We held consultation events with the public as part of the planning process and consulted with the Highland Council pre-planning. This early-stage engagement helped streamline the application through the planning process. We were the design architects for the site layout, which has been planned to be sympathetic to the existing landform, providing attractive landscaped open spaces and active travel connections with adjacent routes, amenities, and the wider Braes of Conon residential areas. The buildings and layout are designed with consideration for reducing energy use. We are experts in advising clients on cost-effective sustainable design solutions, and all houses in this development will be fitted with air source heat pumps. At Hurd, we love adaptive reuse projects! In fact we know a thing or two about these having completed a few in our last 10 years. Three things we’ve learned along the way: 1) It’s not for every building or project. Challenges and unforeseens will present, so be prepared. It is not new construction. 2) It’s faster than new construction. It’s also way more sustainable. This means as an owner you can get to market faster. Put that in the proforma. 3) Put your team together early. None of us know “what it’s going to actually cost” until we move through means and methods, complete due diligence, and determine the real critical path. That’s why we recommend to have your GC, A-E and owner meet early and often day 1! Our team is excited to see some of these types of projects happening in our own backyard. The presenter Steve Smith of Cooper Carry showcased their work on The Foundry adaptive reuse project which transformed an obsolete 600,000 SF office building into a 520-unit mixed-use residential destination that has catalyzed development in the surrounding neighborhood. What can we collectively or individually do to assist these businesses that are the catalyst for job creation? Pay on time! Cut out the red tape that slows the flow! Stop misinformation from flowing; be transparent about process! Allocate funds based on needs not cookie cutter processes that are antiquated! Hold the bigger pockets feet to the fire as you do entrepreneurs…yeah, I can go on n on cause I’m at the table. I see unnecessary duress because the order takers are not decision makers or influencers so progress is impeded. We can do better in working with our entrepreneurs so they can be leaders in their sector n the community they serve. #inclusiveleadership #entreprenuers #businessinBlack
