The 2024-25 student housing season has kicked off earlier than ever in some cities, marking a significant departure from previous years. For students, this early start can mean making housing decisions sooner than they might prefer, potentially leading to operational challenges if prospective tenants later decide to withdraw from previously signed tenancy agreements. When we examine the seasonality of enquiries, it becomes evident that the HMO market consistently gets an early start compared to PBSA. By January, over 60% of this year's enquiries were already made for HMOs. Interestingly, there has been a noticeable shift in seasonality for PBSA, effectively narrowing the gap between the two segments in terms of timing. Developments in the student accommodation sector continue to evolve, whether it be cost-of-living impact, grade deflation, or the well-publicised shortage in bed availability. An alarming BBC Panorama documentary, “Britain’s Crumbling Schools” highlighted the deteriorating physical state of many British schools (aired January 2024). ARE OFSTED GRADES REDUNDANT? There does seem to be a general groundswell of opinion that Ofsted's grades are life-expired. In fact Ofsted itself seems to think so as they are really not using the range of grades anyway. I have been looking at Quality of Education grades for my next National College webinar, and the truth is quite clear: for the vast majority of primaries, it is simply a case of RI or Good. The other two grades do not really come into it. So we could get rid of most of the grading altogether. We clearly still need to retain a mechanism for identifying schools that need intervention and we also need to be able to identify the best - so that we can investigate what makes them so effective. I would like to see much more resource going into visits to identify high quality practice - which is not only found in the schools which appear the best overall. That means breaking away from the 'one size fits all (except the very worst) model of inspection. Understanding the best might take longer than a few minutes. And no, I do not want more reports like Ofsted's self-congratulatory Geography one. #ofsted #inspection
