San Antonio leaders, Opportunity Home San Antonio, partnered with OCI Development, Atlantic Pacific Cos., and PNC Bank, broke ground on Vista at Reed, a new 56-unit affordable housing development on the city's west side, off Reed Road near Culebra. The apartments will feature two and three-bedroom units and offer residents access to social services like financial literacy and health awareness programs. We're proud to have played a role in this important project alongside Mayor Ron Nirenberg, San Antonio District 6 City Council Member Melissa Cabello Havrda, Brandee Perez, Chris Sherman, and Dan Wilson. Simple, straightforward changes every community should consider. Smaller ones could accomplish a lot by simply adopting duplex or triplex by-right. Small businesses will benefit from removing the red tape for small commercial buildings (right now most trigger a Board review at 5 parking spaces, basically 1,000 sf).

"In April 2024, The City of Grand Rapids unanimously passed a zoning package to help increase the growing community's housing supply." The law, which is codified at G.L. c. 40A, § 3A, requires certain communities (further described below) to have at least one zoning district of reasonable size within half a mile of MBTA stations in which multi-family housing is permitted as a matter of a right with a minimum gross density of 15 units per acre. Is it Philly we're discussing? Sadly, yes. According to Samantha Melamed, Philadelphia's housing redevelopment has led to various safety issues in the city. Rapid residential construction and inadequate oversight have enabled what advocates call "construction destruction." But there's more: Over 50 occupied row houses are wrecked each year by construction next door. The architecture of the Philly rowhouse poses unique risks. 80% of damaged homes are in formerly redlined neighborhoods. Many collapse survivors endure lifelong consequences. Some developers directly profit from "construction destruction." Despite all the above, there are numerous approaches that the city and state can take to keep residents safe in their homes. Happy Labor Day! New Hanover County, NC sold the county hospital for $1bill plus, and spends, so far, none of that on my #hometown, Castle Hayne, in the north of the county, even though the county had plans to help us stay small and become prettier over a decade ago. County will likely approve another #placeless #subdivision full of #cul-de-sacs and dead end roads few people, especially area residents, want, except the outsider mega real estate developer that's capable of dozing hundreds of acres of land and carving it into down-market McMansions, known as "Sidbury Station", faster than a #Beijing roadbuilding crew can dam up the Yangtze River.
