Peabody 📣 “Thamesmead in London is one of the biggest growth opportunities in the UK, it could have 20,000 new homes across the town. John Lewis, our Executive Director of Sustainable Places, discussed this at BusinessLDN’s launch of A Case for a New Town in London last week. Here’s what he had to say: In Thamesmead we’re improving homes and communities, with a vision to realise Thamesmead’s full potential. This means investing in Thamesmead’s buildings, open spaces, culture and communities. One of the largest opportunities in the town is the Thamesmead Waterfront. Working with Lendlease we want to create 15,000 new homes, an improved and bigger town centre and a new park for London. To make this happen, we need the right transport infrastructure in place. We’re working with Transport for London and partners to build a business case to extend to the Docklands Light Railway (DLR) to Thamesmead. As well as delivering thousands of homes in the town, the DLR extension could create 10,000 homes north of the river. London desperately needs more housing, and a better connected Thamesmead would be part of the solution. Our London & Thames Valley business was joined by public sector clients and consultants this morning in an insightful roundtable discussion looking at how we unlock residential delivery across the local authority landscape. The discussion, chaired by Cratus Group, focused on the challenges of reaching the delivery phase of schemes, the advantages of collaborative partnerships, and the importance of embedding sustainability as a standard practice. The conversation was an opportunity to highlight how bringing contractors to the table early can help develop robust solutions for complex, constrained sites while identifying opportunities for carbon reduction throughout the project lifecycle. We discussed sites like our Colville Estate project for the London Borough of Hackney, where Kier’s in-house expertise is delivering 93 new homes in east London. I enjoyed being back in a precinct I used to represent in the Federal Parliament for the announcement of a $200 million redevelopment of the Salisbury City Centre. This is a standout project to be delivered by a partnership between the City of Salisbury and Buildtec / Catcorp consortium. From 2026, the development is scheduled to deliver more than 200 diverse housing options in close proximity to shops, hospitality, employment options and public transport, including the Salisbury Train Station.

"...the overwhelming response has been that it’s time to get on with making Liverpool Street station the best that it can be,” says Robin Dobson, Network Rail's group property director. Network Rail Property, the country’s biggest owner of brownfield land, is taking a more proactive and assertive role in regeneration. It used to be a net seller of land. Now, through partnerships and driving schemes forward under its own name, Network Rail is creating homes and jobs on underutilised brownfield sites, and generating the funding to upgrade its crumbling Victorian infrastructure. One step closer for the Peterborough Station Quarter project. This is going to transform Peterborough, not just from an accessibility point of view but will help to drive forward regeneration of the City. The project includes the creation of an enhanced gateway station, including a refurbished eastern entrance building, a new western entrance, a multi-storey car park and better active travel connections to the city. For those people that want to know more, the Station Quarter project will involve: Western side of Peterborough train station • Construction of a new western station entrance to include new stairs, lifts and ticket gates • A new multi-storey car park. • New Cycle parking to the west of the station • Construction of a new junction onto Thorpe Road and access road with drop-off locations Eastern side of Peterborough train station • Refurbished station entrance building with improved facilities • Reorganisation of taxi pick-up and drop-off • Reorganisation of drop-off locations and accessible parking spaces • Creation of a new pedestrianised station square • An improved, attractive pedestrian and cycle route from the eastern entrance to the city centre, involving the partial in-filling of the Queensgate roundabout and installation of a signalised pedestrian crossing. #Peterborough #Regeneration #Development

Our suggested route change to High Speed 1 (HS1) in the UK left a lasting legacy that extended beyond a high-speed railway; it resulted in transformational city planning, urban renewal and economic growth. From catalysing the multi-billion-pound regeneration of King’s Cross Central to providing a much-needed high quality commuter service, HS1 changed how we think about the role of rail infrastructure. It was a crucial part of London’s bid to host the 2012 Olympics, was a catalyst for the regeneration of Stratford in East London and Ebbsfleet in north Kent, and in its first decade of operation over 47,000 families, couples and singles looking to buy or rent affordable homes chose to relocate to the HS1 catchment area.
