Manorwood Homes, a Cavco company, has partnered with Habitat for Humanity International to build modular homes for deserving families. These factory-built modular homes are constructed to high quality standards in less time than traditional stick-built homes. This innovative approach to working smarter, not harder, is the perfect way to expand Habitat's impact in the communities it serves. “It’s been our absolute pleasure to build our relationship with Manorwood Homes (Cavco),” said Maureen Lashlee, CEO of Habitat for Humanity of Dutchess County, New York. “At a time when America is experiencing a housing crisis, Manorwood Homes has helped us grow from building one house every two years to building five houses in one year.” Looking ahead, Manorwood Homes and Habitat for Humanity are gearing up for several new projects. In Ulster County, they will break ground on a 10-lot subdivision this fall, featuring eight Manorwood modular homes and two stick-built homes. Dutchess County has another ranch home on order, with groundbreaking for a five-lot subdivision planned for spring. Similar plans are underway in Monroe, Steuben and Orange counties. Bellingham is currently considering a few different approaches to how the city could grow over the next 20 years. One of the growth options presented by the City is a Transit-Oriented Development (TOD) approach. TOD is focused on the creation of compact, high-density, walkable, mixed-use communities centered around public transportation systems. The option provided by Engage Bellingham visioned large-scale housing focused along high-frequency transit routes with middle housing around it and the addition of three new Urban Villages. Like any approach to urban planning, there are pros and cons to TOD. 👍 TOD can offer more efficient and reliable public transportation for increased access to jobs, services, and local businesses. Plus, when more people take public transportation it’s better for the environment. 👎 TOD can result in decreased affordability and increased property values which can lead to displacement of low-income & marginalized communities. High density areas can also take a toll on existing infrastructure. How is our tree canopy changing? From 2010 to 2017, we can observe significant loss of coverage. In Dane County, the Village of Brooklyn, Village of Belleville, Town of Primrose, City of Stoughton, and City of Monona have experienced canopy decreases of 30% or higher. Meanwhile, the City of Madison, Town of Primrose, Town of Perry, and Town of Vermont have lost the greatest total acres of canopy within the county. Why has Bellingham only grown slightly more than the city of Nooksack in the last 10 years? A low-growth mindset and limited supply. There is not enough of the housing supply that people want and can afford, so people have moved to the surrounding cities to purchase more affordable housing. Recently Lynden’s Mayor, Scott Korthuis, presented the data to Bellingham residents in an effort to educate and advocate for the city of Bellingham to step up and take more of its share of growth as we prepare the 2045 Comprehensive Plan. The data is simple and it supports what Housing for Bellingham has been saying for a few years– Bellingham’s lack of growth has pushed growth into the surrounding cities and into unincorporated areas causing sprawl. Sprawl will continue impacting Whatcom County’s environment, until Bellingham addresses the barriers (lack of buildable land, infrastructure, and streamlined permitting) that are preventing growth and housing development. But, environmental impacts aren’t the only issue, Bellingham is dealing with a number of social and economic problems caused by lack of housing affordability, including a rising homeless crisis... As the economic and cultural hub of Whatcom County, Bellingham has a responsibility to assume a larger portion of the projected upcoming 20-year growth.
